Truv is consumer-permissioned income and employment verification. Its tenant screening page sells three products to property managers, landlords and tenant screeners: payroll-based income verification that covers W-2, gig, retirement and disability income; bank income verification built from account transactions; and document fraud detection that looks for tampered pay stubs, W-2s and 1099s. The applicant grants access, Truv pulls the data from the source, and the manager or the screening company gets an income report. Truv also sells to mortgage and consumer lenders, so rental is one market among several. In August 2026 Checkr, the background check company, announced that it had acquired Truv, and Truv’s site now carries a “Truv is joining Checkr” banner. In the tenant screening category it is part of the data layer rather than a full screening report, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The record has no segment tags; the site addresses property managers, landlords and real estate investors without sorting them by property type. The plan structure says more about fit than the marketing does. The Launch plan is pay-as-you-go with no spending minimum, so a smaller manager can start without a contract, while the Professional and Enterprise plans assume an annual commitment and enough volume to earn the discount. The FAQ says the product plugs into an existing screening workflow through an API or direct integrations, and that most properties start verifying within days.
It does not fit a manager who needs credit, criminal and eviction history from the same vendor, because Truv does not sell those. It is an income and fraud layer that sits next to a screening report, or inside one when the screening company has built it in.
Pricing
Truv publishes its pricing model but not its rates. It charges per successful connection, however many times you pull data from that connection, and some products include unlimited re-verifications within 120 days. Launch is pay-as-you-go with no minimum. Professional advertises guaranteed savings of 35% or more with an annual commitment and a dedicated account manager. Enterprise advertises 70% or more, also annual, with a dedicated solutions engineer. The pricing page does not say what those savings are measured against, so ask for the per-connection rate at Launch and confirm that it is the baseline. Ask whether a bank income report and a payroll report on the same applicant count as one connection or two. Ask whether document fraud detection is priced per document. Ask what happens to a Professional commitment in a slow leasing year. Since the Checkr acquisition, also ask whether your contract, rates and data handling stay with Truv or move to Checkr, and whether Truv income checks will be bundled with Checkr screening.
Integrations
The record names no PMS. The tenant screening page shows Yardi, MRI and BetterNOI logos without describing what each connection does, so we have not recorded an integration. Ask Truv directly whether it integrates with Yardi or MRI, or whether those logos are customers or partners of another kind. Ask whether the result writes to the PMS application record or stays in a Truv dashboard. If your screening company already offers income verification, ask whether Truv is the source behind it before you pay for both.
Limitations and questions to ask
Every source-first product depends on the applicant agreeing to connect. Ask for the completion rate on rental applicants, not the lending figure, and ask what the applicant is offered when they decline. Ask how payroll coverage works for an applicant paid in cash or through a small employer that uses no payroll provider, and whether bank income is the fallback.
On fraud, ask what the document check returns: a pass or fail, a score, or a list of what was edited, and what the leasing agent is expected to do with each. On compliance, ask whether Truv acts as the consumer reporting agency for rental decisions, who issues the adverse-action notice when income drives a denial, and how an applicant disputes the figure. Ask how long the data is kept after the decision.
Alternatives
The tenant screening vendor list has the full field with the same facts. Argyle is the closest match, selling payroll and bank connectivity to managers and screening platforms. Plaid sells identity, income and bank-account checks as APIs to rental platforms. Nova Credit sells Income Navigator, with AppFolio, Entrata, MRI and Yardi among its named PMS partners. A buyer who wants the verification packaged as a finished product should read the Payscore profile. The category alternatives table lists every vendor with sourced facts.

Is this your company?
Truv has not published its property management system integrations or target property types on any page we could verify, so this profile turns those into questions for the buyer. If you work at Truv, claim the profile and add them. Your answers appear as a labeled vendor-supplied section with your verification date; the sourced facts and the Index numbers stay as measured.
