UtilityPro is a utility billing service founded by people who came out of the billing industry’s operations side, and its about page says so plainly. It reads submeters, bills residents for metered usage or allocates master-metered bills by RUBS, recovers vacant-unit costs, processes the property’s provider invoices, and posts charges and journal entries into the PMS. The platform has three named parts: UPMeter for reads, UPBilling for resident statements, and UPInvoice for provider bills and journal entries. Among the billers in the utility management category it publishes its price on the homepage, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The database tags student housing, HOA communities and commercial facilities. The site also has pages for multifamily and manufactured housing. The student housing page describes a two-step split: allocate to the unit, then divide evenly across each student assigned to a bed, with individual statements and guarantor billing where leases require it. The HOA page describes billing through the association’s homeowner portal so the board is paid directly. The buyer is a manager who wants billing outsourced, wants the charges inside the PMS rather than on a separate bill, and does not want to pay for it out of operating budget.
Pricing
The homepage prices the residential service at $5 per unit for Pro and $7 per unit for Pro+, both billed to the resident, with custom pricing for Enterprise portfolios of 2,000 units or more. Pro includes PMS integration, portals, RUBS formulas, regulatory compliance and meter monitoring, with vacant unit cost recovery, meter maintenance and installation, and paper billing as add-ons. Pro+ adds vacant unit cost recovery. The site says there is no implementation fee, no annual fee and no long-term agreement.
Free to the manager still has a cost. A $5 or $7 resident fee is part of what the resident pays each month, so ask whether your state caps or regulates administrative fees on utility bills, and who answers for it if it does. Ask the page’s unit: per unit per month is the reading, but confirm it. Ask what the add-ons cost on Pro, what meter installation costs per unit, and what the Enterprise price looks like at your size.
Integrations
The homepage integration section shows AppFolio, Buildium, Entrata, RealPage, Rent Manager, Rentvine, ResMan and Yardi, plus Vantaca for associations, and Rent Manager lists UtilityPro on its own integrations page. The site describes direct posting to resident ledgers, automatic move-in and move-out tracking with final bills, and residents paying rent and utilities in the same portal. Ask which of those three functions works on your specific system, since a logo can mean a full two-way sync or a ledger import. Ask how journal entries map to your chart of accounts. On meters, the site lists compatibility with Aclara, Next Century, Cereniti, Tehama Wireless and Inovonics hardware; if yours is something else, ask how reads get in.
Limitations and questions to ask
UtilityPro’s about page argues that large billing vendors are slow and hard to reach, and its pitch is response time and a named billing specialist. Ask how many units it bills today, how many specialists it has, and how many portfolios each one covers. Ask for references on your PMS and in your state. Ask how disputes are handled and documented, since the multifamily page says resident calls go to UtilityPro rather than the leasing office. Ask what a mid-month move-out looks like on the final bill. Ask how the no-contract terms work in practice: notice period, data export, and what happens to resident balances if you leave.
Alternatives
The utility management vendor list has every vendor’s facts in one table. Vitality also publishes a per-unit price but sells software for billing in-house. National Exemption Service prices at a flat per-unit rate and runs installs, billing and compliance with its own staff. Livable is billing software tied to AppFolio. How the rest of the field compares with Conservice is one page.
