Alosant is a white-label lifestyle and engagement platform for master-planned communities, based in Montana. Its homepage describes event promotion and RSVPs, amenity discovery and booking, announcements and notifications, resident-led programming, a marketplace and OneCredential mobile access, delivered as an app, on the web and on onsite kiosks. It claims 500,000 or more active platform users, 140 or more community partners nationwide and 40 million or more personalized interactions. It is one of the few vendors in the community engagement category built for the developer of a community rather than the manager of a building. The facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags HOA communities, and the buyer is more specific than that: land developers of master-planned communities and the lifestyle directors they employ to run the clubhouse, the pool calendar and the event program. The app carries the community’s brand, the kiosks sit in the amenity buildings, and OneCredential ties the app to the gate and the door. That is a different purchase from a condo board buying a channel beyond email, and the scale claims are counted in communities and users rather than associations.

A single HOA without a lifestyle director, or a multifamily operator, is not the buyer. A developer whose community is still selling lots is the clearest one, since the app serves marketing while the community fills.

Pricing

Pricing is not published. Ask for the per-community rate, whether it scales with homes or with active users, the setup cost for the white-label app and the kiosks, the minimum, the term, and what OneCredential adds. Ask who pays once the developer hands the community to the association, because the buyer and the payer change at turnover, and ask what the marketplace and the resident-led programming cost residents.

Integrations

The database records no integration and the homepage names none. The question for a master-planned community is which systems already hold the resident list, the amenity calendar and the gate credentials, and whether Alosant reads from them or becomes the system of record. Ask how the owner roster gets in and stays current after turnover, whether amenity bookings write to one calendar, and which access-control hardware OneCredential works with. Ask what the association’s accounting system will be after turnover and whether Alosant has connected to it before.

Limitations and questions to ask

Alosant published a roundup article on engagement platforms for master-planned communities, and the questions in it are the ones to ask Alosant. The article says many amenities were under-utilized simply because residents did not know about them, so ask how amenity discovery is measured and what booking rates look like at a community like yours. It says residents should not feel fragmented, and one login for everything is strong, so ask what a resident still has to log into separately after the app is live.

The article also says that without oversight, neighbor forums can spread misinformation, negativity or personal disputes. That is a vendor stating the moderation risk in its own words, and the homepage does not describe the moderation tooling. Ask who can remove a post, whether posts are held for review, who moderates resident-led programming, and what the lifestyle director sees.

Adoption next. Five hundred thousand active users is a total across 140 or more communities. Ask for the percentage of residents active at a community of your size and age, and how an active user is counted when the kiosk and the app both count.

Turnover last. A developer buys the platform and an association inherits it. Ask what the contract says at turnover, whether the brand, the data and the app store listing transfer, and what the association pays from then on.

Alternatives

The list of community engagement vendors compares every vendor with the same facts. TownSq is the channel a management company would bring to the same community after turnover, with announcements, events, violations and payments and 3 million or more active users. BuildingLink is the portal for condos, co-ops and HOAs with a front desk, with announcements, an event calendar, surveys and the Neighbornet bulletin board, and 7,000 or more communities. How the rest of the community engagement apps field compares is one page, vendor by vendor, with the same sourced facts.
