BuildingLink is a resident portal and app for condos, HOAs, co-ops and multifamily buildings. Its own description covers amenity reservations, packages, announcements, maintenance requests and front-desk tools, and its site says it is built for boards, property managers and staff. It claims 7,000 or more residential communities, 195,000 or more amenity reservations and 4 million or more packages logged. In the resident experience and amenities category it is the incumbent on the association side, where the customer is a board rather than an operator.

Who it fits

The database tags BuildingLink for HOA communities and institutional multifamily. The buyer is a building with a front desk: a condo or co-op with a doorman logging packages and visitors, an HOA whose board wants announcements and reservations in one place, a luxury rental where concierge tools are part of the product. The package count on its homepage is the tell. A building that logs thousands of cartons a year has a staffing problem that a portal with a front-desk module addresses directly.

It fits less well for a garden-style community with no desk, where the package and concierge features do not apply and a branded app such as Livly covers the rest. It also fits less well for an operator that wants the resident app tied to the PMS ledger, since the record names no property management system, and for a community whose main problem is parking enforcement, where Community Boss is the specialist.

Pricing

Pricing is not published in the record. Ask whether the rate is per community or per unit, what the minimum and term are, and whether the front-desk and concierge module is priced separately from the resident portal. For a condo or co-op, ask whether the contract sits with the association or the management company, and what happens when the management company changes. Ask what the resident pays, if anything, and whether an owner who rents out a unit and the tenant living in it are two accounts or one.

Integrations

The record lists no confirmed PMS integration. BuildingLink’s site refers to accounting, payment, package and access integrations without naming a property management system, so the first demo question is which association accounting or PMS systems it writes to today, and whether a maintenance request in the app becomes a work order in that system or stays a ticket in BuildingLink. Ask which package carriers and locker systems it reads, and which access control readers it connects to at the door and the amenity gate. The context on the multifamily side is the portal inside the PMS; RealPage markets its own as LOFT with reservations, payments, maintenance requests and a community feed, so a multifamily operator should ask what BuildingLink adds beyond the front desk.

Limitations and questions to ask

Ask what “logged” means for packages: does the desk scan each carton, does the app read carrier notifications, and what does the resident see. Ask how a board member’s view differs from a manager’s and a resident’s, and how minutes, votes and documents are handled if the board expects them here. Ask how announcements reach residents who never open the app. Ask how the visitor log and key tracking work for a building with a doorman on shifts. Ask who owns the resident accounts and the historical package and visitor records if the contract ends, and what the export looks like.

Alternatives

The full vendor list compares all seven vendors in the category. For an HOA, the closest comparison on reservations and parking is Community Boss. The one other vendor in the category tagged for HOA communities with confirmed PMS integrations is Zego, whose Mobile Doorman app covers amenity reservations, packages and guest registration inside a payments contract.
