American Utility Management, which goes by AUM, sells resident utility billing and cost recovery on one side and a vendor invoice processing and payment platform on the other, with energy management and a benchmark it calls AUM SCORE on top. Its site says it is now part of the RealPage family. In the utility management category it is the RealPage-owned vendor on the property’s side of the bill, where its sibling SimpleBills is on the resident’s side, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags institutional multifamily and nothing else. That fits a product that pairs resident billback with invoice processing and benchmarking, since only an operator with a portfolio has enough utility invoices to want a payment platform for them and enough properties to benchmark against each other. The buyer is an asset manager or operations lead at a multifamily owner, most likely already on RealPage, who wants the utility line handled end to end: the utility company paid, the cost recovered from residents, and a score that says how the property compares.

It fits less well for a student housing operator, which is not tagged and where the sibling SimpleBills is the obvious RealPage pitch, and it does not fit a small multifamily or single-family manager at all.

Pricing

Pricing is not published. Ask for the per-unit monthly fee for resident billing, the per-invoice fee for processing and payment, and whether they are sold together or separately. Ask whether a fee is passed to residents on the statement. Ask what energy management includes and how it is priced, and whether AUM SCORE is a report you pay for or a feature of the billing contract. Ask for the contract term and whether it is tied to a RealPage agreement, since a RealPage-owned vendor may be quoted inside a larger renewal.

Integrations

The record names no PMS. As a RealPage company, AUM’s connection to OneSite is the first thing to ask about, and whether a customer on Yardi, Entrata or another system gets the same integration or a file-based workflow. Ask how resident charges post to the ledger, how move-ins and move-outs reach AUM, and how the invoice processing platform receives bills from the utilities, whether by mail intake, portal scrape or electronic feed. Ask what the site team sees and what the corporate office sees, since the two audiences want different screens.

Limitations and questions to ask

Two products under one contract means two sets of questions. On resident billing, ask which recovery methods AUM supports, how the allocation is set on a RUBS property, who monitors city and state rules, and who answers when a resident disputes a charge. Ask how vacancy and common-area usage are treated. On invoice processing, ask whether AUM pays the utility on your behalf, what the float is, and how a late fee caused by a processing delay is handled. Ask how an invoice error is caught before payment and what the audit recovers on average, in the vendor’s own numbers. On the benchmark, ask what goes into AUM SCORE, how many properties it compares against, and whether the score can be shared with a lender or an ESG reviewer. On ownership, ask how AUM, SimpleBills and RealPage Utility Management are positioned against each other by the RealPage sales team, because a buyer will be offered all three and should hear the difference from the vendor rather than work it out later.

Alternatives
