The utilities stay in the property’s name, SimpleBills invoices each resident for their share within 24 to 48 hours of the bill arriving, and SimpleBills collects. The property never prefunds the utility bill, which the page describes as not tying up operating cash, and it never chases residents for the money. Who it fits
The database tags student housing and institutional multifamily, and the student tag comes first for a reason. A four-bedroom unit with four leases and four move-out dates is the case that breaks a RUBS charge on a single ledger, and a vendor that bills each resident directly sidesteps it. The properties page names the time, headache and costs associated with utility billing as the thing it removes, and the buyer is a student housing or conventional multifamily operator who wants the utility line off the site team’s desk and off the property’s cash flow.
It fits less well for an operator who wants the utility charge on the same statement as rent, since the whole point of the model is that the resident pays SimpleBills rather than the property. It also fits less well for a single-family manager whose tenants already hold the utility accounts, because there is no shared bill to split.

Pricing is not published. Ask who pays SimpleBills, the property or the resident, and how much per resident per month. Ask whether a service fee appears on the resident’s invoice, since the resident will read it. Ask what happens when a resident does not pay, who carries the bad debt, and whether it comes back to the property at move-out. Ask what credit reporting costs and whether it is positive-only. Ask for the contract term and whether it is tied to a RealPage agreement.
Integrations

SimpleBills is a RealPage brand, so a RealPage customer should ask what the connection to OneSite looks like and whether it is different from what a Yardi or Entrata customer gets. For everyone else, ask how the resident roster reaches SimpleBills, how move-ins and move-outs are communicated, whether it is a live connector or a file, and who keys in the exceptions. On the RealPage side, ask whether SimpleBills is sold on its own or bundled with RealPage Utility Management, and what the difference is between this product and its sibling, American Utility Management, since both are RealPage companies in the same category.
