Building Engines sells Prism, a building operations platform for commercial real estate that JLL bought on 30 November 2021 for about $300 million in cash. JLL’s release on the deal describes Prism as covering work orders, maintenance scheduling and tenant engagement in one place, and credits it with more than 1,000 customers, 35,000 properties and more than three billion square feet. In the guide to facilities software for commercial buildings, Building Engines is the tenant service request system that office, retail and industrial engineering teams tend to name first, and it is one of two vendors in the category that JLL owns.
One caveat sits over this whole profile. Building Engines’ own site returned 403 on its homepage, its commercial office page, its work orders page and its Prism help center, so every fact here comes from the JLL release rather than a product page. Where the release is silent, the profile says so.
Who it fits
The database tags commercial facilities only. The release positions Prism for commercial office, retail and industrial, which matches JLL’s own property management business. The buyer is a chief engineer or property manager at an owner or a third-party manager, with tenants submitting requests and a building staff closing them.
The ownership is the fit question. A portfolio managed by JLL is the natural customer. A portfolio managed by a JLL competitor should ask before the demo what the data-sharing terms are and who inside JLL Technologies can see its work-order history. The release says Prism will integrate with JLL Technologies products through open API infrastructure, which is a benefit for a JLL client and a question for everyone else.
Pricing
Pricing is not published, and the site could not be fetched, so there is no pricing model in the database at all. Ask for the unit of pricing first, because the CRE-native platforms in this category do not say whether they charge per building, per square foot, per user or per portfolio. Then ask the rate, the minimum, what a tenant contact or contractor login costs, and the contract term. Price it at today’s square footage and at the square footage after the next acquisition.
Integrations
The database records no integration for Building Engines. Search snippets surfaced a Prism and Yardi Voyager integration page on its blog and a Prism and Yardi technical setup guide on its help center, and both returned 403, so the Yardi connection is not recorded as a fact. Search also surfaced a Prism over MRI Angus comparison page, which could not be fetched either.
That makes Yardi the first demo question. Ask to see the Voyager sync running, which fields move in which direction, whether tenant chargebacks post as receivables in Yardi or leave as a file, and who maintains the property and suite mapping when a tenant moves. Ask the same about MRI, since Facilio’s guide to tenant service requests says the legacy systems often lack a native tenant portal and Building Engines compares itself against MRI’s Angus product directly. If you run neither, ask what the open API has been used for at a customer your size.
Limitations and questions to ask
Start with chargebacks. Search snippets describe a billable labor and materials export, but no page confirmed it. Bring a closed work order with engineer time and parts and ask for the tenant invoice on screen at the lease rate.
Then intake. Ask how a tenant submits a request today, whether email becomes a ticket without a coordinator retyping it, and what the tenant sees while the work is open. Ask about the engineer’s app, offline use in a mechanical room and photo capture on close.
Then the parent. Ask which JLL Technologies products Prism now shares data with, whether that sharing can be switched off, and what happens to your data if you leave JLL as a manager but keep Prism.
Then the roadmap. Prism has been JLL-owned since 2021 and Corrigo is JLL-owned too. Ask which product JLL is investing in for a landlord your size and whether the two are converging.
Alternatives
The category vendor list compares all twelve. The nearest JLL alternative is Corrigo, which the JLL product page positions for enterprise multi-site facilities with a 70K+ provider network. The nearest independent alternative is Visitt, which names Related, Newmark, CBRE and BGO as customers and bundles tenant billing and COI management. Facilio and Electronic Tenant Solutions cover the tenant portal side without a JLL parent.
