FMX, short for Facilities Management eXpress, is a facilities and maintenance CMMS covering work orders, preventive maintenance, equipment tracking, inventory, facility scheduling and reservations, and interactive mapping. Its homepage counts over 400,000 professionals on the platform. Its property management page describes tenants submitting work orders, vendors being notified of updates, and preventive maintenance across multiple properties, and names Larry H Miller Real Estate and Seattle Sun Tan as customers. In the category guide to facilities software for commercial buildings, FMX is the general CMMS whose property management edition reads most like a landlord’s workflow, and the one with the widest list of named non-PMS integrations.
Who it fits
The database tags commercial facilities and institutional multifamily. FMX’s own industry list is K-12, higher education, government, manufacturing, property management for both commercial and multifamily, healthcare and restaurants. The property management page’s pitch is that tenants submit work orders so the properties stay in their best condition, that occupancy rises when they do, and that equipment failure and grounds repair get coordinated from one place.
The buyer is a property team, commercial or residential, that wants tenant intake, work orders, PM and room or facility scheduling in one system across a portfolio. The scheduling and mapping features come from FMX’s school and campus roots, and an office building with conference rooms to reserve and a floor plan to click on gets more from them than a warehouse does.
Pricing
Pricing is not published; FMX offers a quote request or a free trial. Take the trial before the quote and run a real tenant work order through it. Then ask for the unit of pricing, the rate, the minimum, whether tenant and vendor logins are counted, whether scheduling and mapping are modules with their own price, and the contract term. The property management page claims a 67 percent reduction in work order resolution time; ask which customer and against what baseline.
Integrations
The database records no named PMS integration. FMX names a REST API, Slack, Zonar, JD Edwards, SensorHubb and building automation through EventSync. JD Edwards is an ERP rather than a lease accounting system, and none of the others is MRI or Yardi, so the tenant chargeback path is a build or an export. Ask whether any property customer posts work-order costs into a property accounting system, which direction it syncs, and what the building automation link does in practice, because a CMMS that opens a work order from a BAS alarm is a different product from one that only lists the integration.
Limitations and questions to ask
Start with the tenant. Ask what the tenant sees after submitting, whether a request can be tied to a suite and a lease, and whether any customer bills a tenant back at a lease rate. Bring a closed work order with billable time and parts and ask for the invoice on screen.
Then vendors. The page says vendors are notified of updates. Ask whether a vendor can close a work order, whether that is a paid login, and how certificates of insurance are tracked.
Then the portfolio. Ask how a PM schedule is cloned across properties, how equipment records move when a building is sold, and what a regional manager sees across twenty sites.
Then scheduling. Ask whether tenants can reserve rooms and amenities themselves and whether the reservation can carry a charge.
Then the roots. FMX leads with schools and government. Ask for a commercial property customer at your square footage.
