Funnel is a multifamily leasing CRM with an AI assistant inside it. The assistant, which Funnel’s site calls Prospect AI, answers prospects across email, SMS, chat and voice, books tours, follows up, and hands the thread to a leasing agent with the guest card already filled in. Funnel also goes by Funnel Leasing and Funnel CRM, and it was Nestio before the rename. Among the vendors in the guide to AI leasing assistants for multifamily, it belongs to the group where buying the assistant means buying, or switching to, the CRM.
Who it fits
The database tags institutional multifamily only. Funnel’s own site says it covers two million units and names Essex, Camden and LCOR as customers, which places the buyer at the top of the market. That buyer has already centralized leasing and wants one CRM, one queue and one assistant across the portfolio. Funnel’s product pages describe that queue as My Queue and the CRM as renter-centric, meaning the record follows the prospect across communities rather than living at one property.
It fits an operator whose leasing CRM is up for replacement. It does not fit an operator that likes its current CRM and only wants an agent on top, because the agent does not ship without the CRM. That operator should read the profiles of the standalone agents instead.
Pricing
Pricing is not published. Since the assistant comes inside a CRM, ask for the CRM cost and the assistant cost as separate lines even if Funnel prices them together, plus the per-unit rate, the monthly minimum, whether voice is priced separately, and the contract term. Then price the switch itself: migration of the guest cards from the current CRM, the retraining of the leasing team, and the months of overlap while both run.
Integrations
The database lists Yardi, RealPage, Entrata and ResMan, sourced from Funnel’s integrations page. That page describes the Yardi Voyager and RentCafe connection as bidirectional with hourly unit and pricing pulls, and names RealPage OneSite and Contact Center. It also lists BetterBot, PERQ, Anyone Home, Rently, SmartRent and Tour24, so Funnel’s CRM can sit under another vendor’s agent or self-guided tour hardware. The Yardi integrations page and the Entrata integrations page list the other vendors on each system.
Hourly is the word to press on. A prospect quoted between pulls can be quoted a unit that just leased or a price that just moved. Ask what the assistant says in that window and whether the cadence can be tightened for your PMS.
Limitations and questions to ask
Start with after hours, since it is Funnel’s own argument. Its virtual leasing agent page says 72 percent of AI-scheduled tours are booked after hours and promises that no inquiry goes unanswered, day or night. Ask what the assistant does with a 9 p.m. Friday inquiry on each channel you use, and ask it to book a tour on a real calendar in the demo.
Then handoff. Funnel says the agent takes over with the full conversation and every preference on the guest card, with no recap and no cold start. Ask who owns the thread after a human takes it, whether the AI resumes when the human goes quiet, and how a leasing agent pauses the AI for one prospect.
Then fair housing. Bring an accessibility question, an assistance-animal request phrased as a pet question, and a source-of-income question. The category guide covers the April 2026 Multifamily Dive argument that a deflected accessibility question is the operator’s exposure. Ask what Funnel escalates, to whom, how fast on a weekend, and what the contract says about indemnity.
Then the domain question. The leasehawk.com domain now redirects to Funnel’s site, and neither Funnel’s pages nor the press wire we checked say why. If you were a LeaseHawk customer, or evaluated it, ask Funnel directly what became of that product and its voice technology.
Alternatives
The category vendor list compares all seven. The direct alternatives are the other CRM-native vendors: Knock, which RealPage owns and which is the in-house answer for a RealPage operator, and Anyone Home, which pairs the AI with a human contact center. An operator that wants to keep its CRM should look at BetterBot, which Funnel’s own integrations page lists as a partner.
