EliseAI and Funnel are the two names a multifamily leasing team hears first when it starts looking for an AI leasing assistant, and the question usually arrives in roughly the words one of our tracked prompts uses: EliseAI vs Funnel for AI leasing, which is better for a multifamily operator with about 5,000 units? Both answer prospects by text, email, chat and phone, book tours and keep following up. The difference is what you are buying. EliseAI is an AI platform that sits on top of the leasing CRM and property management system you already run, and it reaches past leasing into resident, maintenance and renewal conversations. Funnel is a multifamily leasing CRM with the assistant built in, so buying the assistant means running Funnel as your CRM. The buyer comparing them is a marketing or leasing lead at an operator big enough to centralize leasing, and the decision mostly turns on two things: whether the CRM is staying, and which PMS sits underneath it. This page puts the two side by side from our vendor data and the research behind the AI leasing assistants guide.
Where each fits
Both records list one segment, institutional multifamily, so segment does not separate them. The customer claims on their own sites point at the same buyer too. EliseAI says 700 of the top property management companies use it and publishes an Equity Residential case study. Funnel says it covers two million units and names Essex, Camden and LCOR. Those are vendor counts, not audited ones.
The PMS does separate them. In our database, EliseAI’s integrations page names Rent Manager and ResMan among the systems we track. Its platform page says it syncs with leading PMS and CRMs without naming them. Funnel lists Yardi, RealPage, Entrata and ResMan, and its integrations page describes a bidirectional Yardi connection with hourly pulls of units and pricing. ResMan is the only system both list. An operator on Yardi, RealPage or Entrata has a listed Funnel integration and should ask EliseAI to show the specific connector working in their system before assuming it exists. An operator on Rent Manager has the reverse problem. The Yardi integrations page and the ResMan integrations page show every category that connects to each system, if leasing is one of several decisions on the table.
The CRM is the second filter. If the leasing team likes its CRM and the problem is unanswered inquiries after six, EliseAI is the shorter conversation, because nothing else has to move. If the CRM is the thing being replaced, Funnel folds the assistant into the switch, and its handoff pitch only works inside its own CRM: the leasing agent takes the thread with the full conversation and every preference already on the guest card.
The two are not strictly either-or. EliseAI’s integrations page lists Funnel CRM, so an operator can run EliseAI’s agent on top of Funnel. That is a real configuration, and it raises the question of who owns the prospect record when two vendors each hold part of it.
Scope is the third difference. EliseAI’s record covers resident, maintenance and renewal conversations as well as prospects. That is one vendor and one set of logs for the whole resident lifecycle, and it is also more product than a leasing lead may have asked for. Funnel’s record describes leasing only.
One note on Funnel’s history. In April 2025 Funnel bought selected LeaseHawk assets, its call center technology, voice AI, call scoring and self-service tools, and said it was rebuilding them inside Fenix, its standalone AI platform; leasehawk.com now redirects to Funnel’s site. The release names those assets and no others. If you run a LeaseHawk product today, ask Funnel whether it moved to Fenix and what the migration involves.
Pricing models
Neither vendor publishes pricing, and our database has no pricing figure for either. That is normal for the category. Respage and Zuma describe a pricing model without figures, and Frontdesk publishes only a general plan that is not specific to multifamily.
The quotes will be shaped differently because the products are. EliseAI sells an agent, so ask whether the resident, maintenance and renewal conversations are priced with leasing or as separate lines. Funnel sells a CRM, so ask whether the assistant has its own price or comes inside the CRM’s. Ask both for the same five numbers in writing: the per-unit rate, the monthly minimum, whether voice is priced separately, what the CRM costs if the assistant only comes with it, and the contract term. Then price both at your current unit count and at next year’s, since per-unit pricing grows with your acquisitions. If you would keep your current CRM under EliseAI, include that CRM’s cost in the comparison, because Funnel’s quote replaces it.
What to ask each in a demo
The research turns up the same pain points across the category. Each one becomes a question.
- How often do pricing and availability sync from our PMS? Funnel describes hourly pulls from Yardi, and hourly is not real time. Ask both what the assistant quotes for a unit that leased forty minutes ago, and ask EliseAI to show the sync working in your PMS, not a reference customer’s.
- Show me a handoff. Funnel says the agent hands over with the guest card filled in. EliseAI describes escalation when needed. Watch who owns the thread after a person takes it, whether the AI resumes when the person goes quiet, and whether staff can pause it for one prospect.
- What does the assistant say to an accessibility or assistance-animal question? A Multifamily Dive opinion piece from April 2026 quotes a bot telling a prospect that a leasing agent would be in touch Monday morning, and argues the vendor’s involvement gives the operator no cover in a Fair Housing complaint. Bring an ESA request phrased as a pet question and watch what each does with it.
- What happens after the third follow-up? Ask for the cadence in writing, what stops it, and whether a tour no-show gets worked again.
- Where does the conversation live, and what do we keep if we leave? With EliseAI, ask whether transcripts write to the guest card in your CRM or stay in EliseAI’s dashboard. With Funnel, ask what export you get if you change CRMs later.
- For Funnel, if we run LeaseHawk today: what is the migration path, and on what timeline?
What the Index shows
The live table above carries the current edition’s figures for both vendors. Our reading is that the engine treats EliseAI as the default for large operators and Funnel as the first alternative, so a buyer asking about either is likely to hear about both. The rows for EliseAI on the Index and Funnel on the Index have the prompt-by-prompt detail and the sources behind each answer.
Which fits you
EliseAI fits an operator that wants to keep its current CRM, runs Rent Manager or ResMan or is willing to verify a connector for anything else, and wants one AI vendor across leasing, residents, maintenance and renewals. Funnel fits an operator on Yardi, RealPage, Entrata or ResMan that is replacing its leasing CRM anyway and wants the assistant and the guest card in the same system. Neither is better in the absolute. At 5,000 units the deciding question is usually whether you are buying an agent or a CRM.
If neither fits, the alternatives to EliseAI covers the rest of the field, including Knock, BetterBot and Anyone Home, and the complete vendor list puts every vendor’s integrations side by side. The profiles for EliseAI and Funnel carry the dated sources for everything above, and the category guide covers how to evaluate the whole category.
