Henri, also marketed as Henri Home, is a resident engagement portal for multifamily property management companies, based in Scottsdale, Arizona and owned by A&C Enterprises LLC. Its features page describes an interactive news feed, events and classes with RSVP, a marketplace, pet play dates, a neighbors and dating feature, resident-to-resident and group chat, staff communication, documents and perks, and the operational set of maintenance, packages and amenity reservations. The page opens with an instruction to get rid of archaic electronic bulletin boards, which is as clear a statement of what the product replaces as any vendor in the community engagement category makes. Who it fits
The database tags institutional multifamily. The product the page describes is the most social one in the category: group chat, classes, pet play dates and a dating feature go further into resident-to-resident territory than the feed-and-events set the larger vendors sell. The buyer is a resident-services lead at a community or a portfolio where the goal is residents who know each other, and who is prepared to answer for what happens in the chat.
An operator that needs PMS sync on day one, or that wants a branded app for rent and packages, is a less natural fit, because the page names no property management system and the engagement features are the front of the product.
Pricing
Pricing is not published and the product is quote-based. Ask for the per-unit or per-community rate, the minimum, the term, and whether the operational features and the engagement features are priced together. Ask what the perks and the marketplace cost residents and whether Henri earns anything on either.
Integrations
The database records no property management system integration. The features page names Bilt Rewards and ButterflyMX, a rewards program and an access-control vendor, and no PMS. That makes the roster question the first one in the demo: how does the resident list get into Henri, how does it stay current when a resident moves in or out, and does the staff have to maintain it by hand. If the answer is a file export from the PMS, ask how often and who runs it. The ButterflyMX profile covers the access side if that connection is the reason Henri is on the list.
Limitations and questions to ask
Moderation is the first question, and for Henri it is a bigger one than for the rest of the category. Group chat, a neighbors and dating feature and pet play dates put residents in direct contact with each other, and the fetched page does not describe moderation, reporting or the office’s visibility into any of it. Ask who can remove a post or a message, whether residents can report each other, whether the dating feature can be turned off community by community, and what the owner or the board will be told when something goes wrong.
Adoption second. The page publishes no adoption or footprint figure. Ask for the percentage of eligible residents active at a community like yours, how an active resident is counted, and how long the product has been live there.
Duplication third. Maintenance, packages and amenity reservations are on the feature list, and each of those is something the PMS portal or another vendor already does. Ask which of them Henri expects to own and which it expects to hand off, and whether a resident ends up with two places to request maintenance.
The company fourth. A single-office vendor owned by a holding company is a different risk from a vendor that claims hundreds of thousands of units. Ask about the team, the roadmap and the support hours, and put the answers in the contract.
