ButterflyMX: Features, Pricing, Integrations & AI Visibility

ButterflyMX started as a cloud video intercom and grew into a full access-control platform. Its 2025 year-in-review reports 20,000 buildings and 1.5 million units, and it acquired CloudKeyz along the way. It has the longest confirmed PMS list of any vendor in our guide to multifamily access control, and it is the vendor most operators mean when they say they want to replace the buzzer. Who it fits and who it does not

ButterflyMX lists four segments: institutional multifamily, small multifamily, HOA communities, and student housing. That breadth is unusual in the category, and it reflects the product’s origin at the front door. A condo association replacing an unsupported intercom, a 200-unit garden community with a package room, and a student tower on Entrata are all in scope.

It does not list single-family rental or commercial facilities. An operator whose real problem is the unit door and the smart-home layer, rather than the entrance and the package room, is usually comparing ButterflyMX against a hub-and-lock platform and should read the institutional multifamily page for that list.

Pricing

Pricing is not published. Ask for the per-unit software figure, the per-entrance hardware figure for the intercom panel, the cost of adding readers to amenity doors and the package room, and the minimum. Ask whether the contract is month-to-month or annual. One integrator on a Low Voltage Nation thread objected that ButterflyMX offers installers no recurring revenue; that is their concern rather than yours, but ask how your integrator is compensated, because it shapes the support you get after install.

Integrations

The confirmed list is AppFolio, Entrata, RealPage, Yardi, and Rent Manager, per ButterflyMX’s own integrations page. That covers more of the PMS market than any other vendor in the category. Buildium, ResMan, MRI, Propertyware, and Rentvine are not on it. The AppFolio integrations page and the Rent Manager integrations page show which other access-control vendors share those connections. Each PMS has its own resident portal; the question is whether the ButterflyMX credential is created when the lease is, and revoked when it ends.

RemoteLock and Salto both integrate with ButterflyMX, which is how a small building ends up with a ButterflyMX front door and a different vendor’s locks on the units.

Limitations and questions to ask

A management company reviewing the product on Trustpilot wrote that it felt like two separate systems that were not in sync, and that the hardware did not last. Ask a reference customer at your PMS whether the intercom, the readers, and the PMS sync behave as one system, and how old their panels are. Ask what data syncs, in which direction, and whether it is real-time or scheduled.

Ask what still works during an internet outage at the front door. Ask who owns setup and support, ButterflyMX or the integrator. Ask how a resident without a smartphone gets in; Washington’s ESSB 5937 requires a non-app key on request from January 2027, and a New York landlord who blocked a key cylinder was sued by older tenants. Ask about the building itself, since a two-wire intercom in a 1960s walk-up is a different install from a new-build lobby.

Alternatives

The most-published comparison is the ButterflyMX and Swiftlane head-to-head, the two video-intercom platforms head to head. Swiftlane is the direct substitute at the entrance.
