PayNearMe is a payments company that lets residents pay rent in cash at a retail counter. The resident gets a reusable barcode on their phone or bill, scans it at a participating store, gets a receipt, and the money moves to the property manager’s account, with the payment reported in the property management system. Its property management page now addresses property management software providers more than managers: the pitch is to the platforms that embed PayNearMe so their landlords and managers can accept cash, cards, ACH and wallets such as Apple Pay, PayPal and Venmo. PayNearMe also serves lenders, tolling and other industries. In the rent payments category it is the cash specialist, and for most managers it shows up as a feature inside their PMS rather than a separate contract.

Who it fits

The database carries no segment tags, because PayNearMe’s page does not name one. The buyer is a manager with residents who pay in cash or money orders today and who wants that cash to arrive as a posted payment instead of an envelope at the office. If your PMS already offers retail cash payments powered by PayNearMe, the buyer is really the PMS, and your decision is whether to switch it on.

It fits less well for a manager whose residents already pay by ACH. The cash network solves a problem those residents do not have.

Pricing

Pricing is not published. Nothing on the property management page or the site’s navigation shows a fee. Where PayNearMe comes bundled in a PMS, the PMS sets the resident fee, so ask your PMS for its retail cash fee, who pays it, and whether a resident sees it before paying. Ask how long funds take to reach your bank. Buildium’s own page for the feature says completed cash payments post within minutes and funds reach the bank within five business days. Ask whether cards and wallets carry separate fees, and who pays them.

Integrations

The database lists AppFolio, Buildium and Yardi, all shown as logos under “Integrations with Popular Software Providers” on PayNearMe’s property management page, which also shows Rentec Direct. Buildium sells the feature as Retail Cash Payments, powered by PayNearMe, and describes cash payments at more than 20,000 locations; PayNearMe’s own page says more than 35,000. Ask which figure applies to your PMS’s version. If your PMS is not on the list, PayNearMe’s partner page invites software companies to integrate, which tells you that for a manager the route in is usually through the PMS. ClickPay, the RealPage-owned payments platform, offers its own walk-in cash at a similar number of locations.

Limitations and questions to ask

Start with the store list. Ask which retailers near your properties accept PayNearMe today, since a network count means nothing if the nearest store is across town. Ask whether a resident can pay the full rent in one visit or hits a per-transaction limit at the counter.

Then ask about controls. Cash payments are guaranteed with no chargebacks, according to PayNearMe. Ask whether you can block cash payments from a resident in eviction, or stop partial payments after a notice, in your PMS. Ask how a payment made after a cutoff is handled.

Then ask about posting. Ask how quickly a cash payment shows on the resident ledger, and what happens when the barcode is tied to the wrong unit after a transfer.

Alternatives

The rent payments vendor list compares the category on the same facts. Occupi goes after the same unbanked resident with Cash App, Venmo, Chime and prepaid cards and a flat resident fee. Domuso accepts MoneyGram cash alongside free ACH and non-reversible card payments. ClickPay bundles walk-in cash into a full receivables platform. The other rent payment platforms compared is one table of the whole field.
