Qira is a deposit platform that does two jobs. The first is managing the cash deposit: it holds resident funds in FDIC-insured FBO escrow accounts, describes itself as compliant in all 50 states, and automates move-out claims and refunds with an average payout it puts at 2.4 days. The second is the alternative, a zero-deposit or installment plan offered beside the cash option. It also sells rent payments and a Pay Later for Rent product. The record counts more than 1,200 property teams and more than $600 million in resident funds. In the deposit alternatives category it is the vendor a manager evaluates when the deposit ledger itself is the problem and the alternative is a bonus.
Who it fits
The record tags institutional multifamily, small multifamily and SFR, and the site describes its customers as multifamily and SFR operators from hundreds of units to more than 5,000. The buyer is an operator whose accounting team spends real hours on deposit escrow, interest-bearing states, refund checks and the disputes that follow, and who wants that moved off the trust-accounting screen. The alternative rides along.
It fits less well for a manager on AppFolio or Buildium, which the record does not name, and for a manager under a hundred doors, below the range the site describes. It also fits less well for an owner whose only goal is a $0 deposit leasing campaign backed by an insurer; that owner belongs in the bond and insurance group and should read Rhino’s deposit insurance profile.
Pricing
Pricing is not published. Ask for the platform fee and whether it is per unit, per deposit or per transaction, what a refund costs, who keeps the interest on escrowed funds in states that do not require it to go to the resident, and what the resident pays for the zero-deposit and installment options. Ask what the rent payments and Pay Later for Rent products cost if they are bundled into the quote, and what the contract term is.
Integrations
The record lists Yardi, RealPage, Rent Manager and ResMan, sourced from Qira’s integrations page, which describes two-way sync with Yardi Voyager and native payments on Rent Manager and also lists Fortress. That is the second widest set in the category after Obligo’s. Ask, for your system, which direction the deposit balance, the claim and the refund flow, and whether the escrow account reconciles against the PMS trust ledger without a manual export. The Yardi and Rent Manager integration pages list the other categories that connect to each.
Limitations and questions to ask
The alternative is the first question, because the record is specific about the escrow product and general about the zero-deposit one. Ask what stands behind the zero-deposit plan: an insurer, a surety, or Qira’s own balance sheet. Ask what the resident pays for it, whether the fee is refundable, what the coverage cap is, and how a move-out claim under the plan differs from a move-out claim against a cash deposit. Ask whether an installment plan is treated as a deposit under the statutes in your states.
The escrow is the second. Ask which bank holds the FBO accounts, how interest is handled state by state, and what the audit trail looks like when a regulator or an owner asks for it. The site’s line about move-outs being nine days faster is vendor-framed; ask what it was measured against.
The dispute is the third. A 2.4-day average payout says nothing about the resident who contests the claim. Ask how disputes are handled and who decides.
Alternatives
The full vendor table for the category has all eight vendors. The nearest match is Obligo’s payment-on-file model, which also pairs deposit administration with an alternative and names AppFolio and Buildium as well as Yardi, RealPage, Entrata and Rent Manager. An operator that wants an insured alternative and no change to deposit accounting should compare LeaseLock, Rhino and TheGuarantors.
