Obligo sells deposit-free leasing built on a payment method on file. Its site calls the model bill authorization and says outright that it is not insurance: the renter authorizes charges at move-out instead of buying a bond or a policy. The renter is offered four options, no deposit, a reduced deposit, installments, or a full cash deposit that earns up to 2 percent interest, and refunds at move-out are electronic. The site says the product is used in over 1 million homes. In the deposit alternatives category it is the only vendor in the bill authorization bucket, and the one with the widest set of named PMS integrations.
Who it fits
The record tags institutional multifamily, small multifamily and SFR, and the integrations explain why the small end is included. Obligo names AppFolio, Buildium and Rent Manager, so a manager with 80 or 300 doors sees it inside the marketplace of the system already in use. That manager’s problem is usually the cash deposit itself, the escrow rules, the interest and the refund checks, and Obligo sells the refund and the alternative together.
It also fits an operator who does not want an insurance product on the lease at all. There is no premium and no carrier, which removes the solvency and moral-hazard questions that follow a bond or a policy, and replaces them with a different question: what happens when the card on file is declined.
It fits less well for an owner who wants a third party to absorb the loss. Bill authorization is a collection mechanism, so a resident who leaves owing more than the card will bear is still a resident who owes. An owner who wants a claim paid regardless should read LeaseLock’s lease insurance profile.
Pricing
Pricing is not published; the pricing page we tried returned an error. Ask what the resident pays for the no-deposit option and for the installment option, what the property pays per unit or per lease, who funds the 2 percent interest on a full deposit, and whether there is a fee per refund. Ask whether the four options are all offered at every community or whether the property chooses which to enable, and what the contract term is.
Integrations
The record lists Yardi, RealPage, Entrata, AppFolio, Buildium and Rent Manager, sourced from Obligo’s homepage. The AppFolio partner listing we tried to open returned an error, so confirm in the demo that the AppFolio connection is live in your account rather than announced. Ask, for each system, whether the resident’s choice, the authorization and the move-out charge post to the ledger automatically. Limitations and questions to ask
The mechanism is the first question. Ask what happens at move-out when the payment method on file is expired, declined or disputed with the issuer, and who pursues the resident then. Ask whether there is any guarantee or cap behind the authorization or whether recovery depends entirely on the card. Ask how the resident disputes a charge and who decides.
The law is the second. Ask whether the authorization is treated as a deposit under the statutes in your states, whether the resident keeps or loses state deposit-law protections, and what the addendum says. Eligibility is the third. Ask what share of applicants qualifies for the no-deposit option and what the decline rule is, since declined applicants pay the cash deposit and the leasing team runs two tracks.
Alternatives
The full vendor table for the category has all eight vendors. The closest product shape is Qira’s escrow-plus-alternative platform, which manages the cash deposit in escrow and offers zero-deposit and installment plans beside it, with Yardi, RealPage, Rent Manager and ResMan named. An operator that wants insurance behind the alternative should compare LeaseLock, Rhino and TheGuarantors instead.
