SafeRent Solutions is a resident screening company. Its site lists criminal and housing court history, identity and fraud verification, and income and employment verification, sold to property managers, landlords and real estate agents. The fraud product is SafeRent ID Trust, which checks for shared or invalid Social Security numbers, Death Master File records and synthetic identities. The income product is Income Connect, which lets a manager set an order of verification vendors so that when the first has no data on an applicant, the request moves to the next. A self-service product, MyRental, serves landlords, agents, brokerages and MLS organizations. In the tenant screening category it is a screening agency that sells the data and the workflow together, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The record carries no segment tags, because the current site does not sort its customers by property type. It names the buyers as property managers, landlords and real estate agents, and MyRental covers the small end. The buyer the main product is built for is a property manager who wants criminal and court records, fraud flags and income in one vendor, with the income verification spread across more than one data source.
It fits less well for a manager whose screening has to run inside a specific PMS without a separate login, because the record names no PMS integration. Confirm the connection before you shortlist it.
Pricing
Pricing is not published, and the site offers a demo booking instead of a price list. Ask for the per-applicant price for the package you would actually run, and price ID Trust and Income Connect separately so you can see what each adds. Because Income Connect can fall through to a second or third vendor, ask whether each attempt is billed or only the one that returns a result. Ask who pays, the applicant or the property, and how fee caps are handled in the states where you rent. Ask about the minimum volume and the contract term.
Integrations
The record lists no PMS. The site does not publish an integrations page; its demo request page only invites managers to learn about its products and integrations, so the questions come before the demo. Ask which property management systems the screening runs inside and whether the decision writes back to the application record. Ask whether the integration was built by SafeRent or by the PMS, and who supports it when a result does not post. If you run Yardi or ResMan, ask for the integration in writing with the screens you will use, and compare it with the screening module the PMS already sells.
Limitations and questions to ask
Start with the score. In Louis v. SafeRent Solutions, a Massachusetts class action alleging that the SafeRent Score gave lower scores to Black and Hispanic applicants who used housing vouchers, the court granted final approval on November 20, 2024 to a $2.275 million settlement. The plaintiffs’ counsel says the settlement’s injunctive relief protects voucher holders in Massachusetts from any future discriminatory assessment through a SafeRent Score. The same counsel notes that SafeRent was formerly known as CoreLogic Rental Property Solutions, which matters if you are checking a vendor history that predates the name. Ask what SafeRent returns today for an applicant using a voucher, whether it still issues a score or an approve-or-decline recommendation for anyone, and how the model was validated. If you manage affordable or voucher units in any state, get that answer in writing.
Then ask about criminal records. The site says the search uses current and previous addresses with a seven-year address history. Ask how a possible match on a common name is resolved, whether a person reviews it, and how your own lookback rules are applied by jurisdiction. On ID Trust, ask what a leasing agent sees when an SSN is flagged as shared and what the agent is supposed to do next. On income, ask which vendors sit behind Income Connect and what an applicant is asked to share at each step. Ask who sends the adverse-action notice and how an applicant disputes a record.
Alternatives
The list of tenant screening vendors compares the whole category with the same facts. Western Reporting is the closest match, a full-service screening company with Yardi, ResMan and Rent Manager integrations in its record. ApproveShield sells a human-reviewed screening service to multifamily operators. AmRent is a smaller consumer reporting agency with credit, court and identity reports. For the rest of the field, the SmartMove alternatives table carries every vendor with sourced facts.
