Swiftlane: Features, Pricing and Integrations

Swiftlane is a video intercom with face-recognition access, built for small to mid-size apartment buildings. It replaces the buzzer at the front door with a panel that a resident opens with a face, a phone, or a code, and that a visitor uses to call the unit. Who it fits and who it does not

Swiftlane lists small multifamily and institutional multifamily, a pairing only ButterflyMX shares in the category database. The buyer in the research notes owns an eight-unit building whose old buzzer no longer works and whose parts are unavailable, and is deciding whether to rip it out or have guests call the tenant. That buyer is on the small multifamily page. The larger buyer is an urban operator with lobby doors and no gate.

It does not list student housing, single-family rental, or commercial facilities. It is a front-door and common-door product, so an operator who wants unit locks and thermostats on the same contract is looking at a smart-home platform instead, or pairing Swiftlane at the entry with a lock platform inside.

Pricing

Pricing is not published. Ask for the per-panel hardware figure, the per-unit monthly software figure, and the minimum. Swiftlane’s own buyer’s guide tells buyers to ask which PMS integrations are included, what the recurring fees are, and what still works during an outage, so ask Swiftlane exactly that. Ask whether the contract is month-to-month or annual and what the panel is worth at the end of it.

Integrations

The confirmed PMS list is Yardi, Entrata, and RealPage, per Swiftlane’s residential page. The research notes record AppFolio and MDS as workflow-based rather than native, so ask what workflow-based involves before assuming a sync. Rent Manager, Buildium, ResMan, and MRI are not on the list. One published comparison (grandrapids.tech) credits Swiftlane’s Yardi integration with cutting manual onboarding and offboarding; treat that as a single published account and ask for a reference at your door count. Ask what data syncs, in which direction, and whether it is real time or scheduled. For an eight-unit building on AppFolio, the honest answer may be that the owner adds and removes residents by hand, and at eight units that may be fine.

Limitations and questions to ask

Ask about face recognition directly. Ask where the face data is stored, who can delete it, and what the resident who declines to enroll uses instead. Ask how a resident without a smartphone gets in. Washington’s ESSB 5937 requires a non-app key on request from January 2027, and New York has already seen litigation after a landlord blocked a key cylinder.

Ask about the wiring. The research notes list two-wire intercoms and no hallway Wi-Fi as the retrofit problems in older buildings, which is the building Swiftlane is pitched at. Ask what the panel needs at the door, whether the existing wiring carries it, and who runs new cable if not. Ask what still works during an outage, whether the panel can still call the unit and whether the door still opens.

Ask who owns setup and support, Swiftlane or an integrator. Ask about hardware life. The research notes record a management company’s review of ButterflyMX, the main competitor, complaining that the hardware does not last, so get the warranty term and the replacement cost for the panel in writing from either vendor.

Alternatives
