ButterflyMX is the vendor with the biggest footprint in this category, 20,000 buildings and 1.5 million units by its own 2025 count, and the longest confirmed PMS list: AppFolio, Entrata, RealPage, Yardi, and Rent Manager. Operators still shop around it, usually for one of two reasons. Either they want unit locks and a smart-home layer, which is not where ButterflyMX started, or they have read the reviews about hardware and sync. Why operators look past ButterflyMX

The most-cited complaint is architectural. A management company reviewing ButterflyMX on Trustpilot wrote that it felt like two separate systems that were not in sync, and that the hardware did not last. Whether that matches your experience depends on what you bought and when, but it is the first thing to ask a reference customer about.

The second reason is fit. ButterflyMX is a video intercom that became an access platform. It is strong at the front door and the package room. A buyer whose real problem is per-unit locks, dead batteries across 300 doors, or a gate at a garden-style community is comparing it against vendors who started there. One integrator on a Low Voltage Nation thread also objected to the lack of recurring revenue for installers, which matters to you only in the sense that your integrator’s incentives shape the support you get.

The third reason is the segment. ButterflyMX lists institutional multifamily, small multifamily, HOA communities, and student housing. It does not list single-family rental or commercial facilities, so an operator with a mixed portfolio needs a second platform or a different one. Alternatives that replace the intercom

Swiftlane is the direct substitute. It sells a video intercom and face-recognition entry for small to mid-size apartment buildings, and integrates with Yardi, Entrata, and RealPage. One published comparison noted that Swiftlane’s Yardi integration reduced manual onboarding and offboarding, which is the sync problem in the reviews above.

DOOR, formerly Latch, sells proprietary locks and intercoms with its own operating-system layer, and integrates with Yardi, RealPage, Entrata, and AppFolio. It is a Class A new-build product, and it carries the corporate history covered on the DOOR alternatives page.

Alternatives that replace the unit lock

SmartRent sells the hub, the locks, common-area access, and self-guided tours together, with 890,000 units across 3,700 communities on Yardi, RealPage, Entrata, and ResMan. If the ButterflyMX gap is the unit door, this is the incumbent to price.

PointCentral is Alarm.com’s cellular-hub platform for multifamily, build-to-rent, and single-family rental, on Yardi, RealPage, ResMan, AppFolio, and Entrata. It is the option when the portfolio includes scattered-site homes.

RemoteLock is lock-agnostic cloud access on AppFolio, Yardi, RealPage, and Rent Manager. It is also a ButterflyMX partner, so for a small building it can be the lock layer under a ButterflyMX intercom rather than a replacement.

Zentra is Allegion’s software paired with Schlage locks, with Apple and Google Wallet keys. PMS integrations are not published. Salto sells enterprise electronic locks for multifamily and student housing, publishes no PMS list, and integrates with ButterflyMX. dormakaba sells RFID and mobile locks with its Community software, connecting to a PMS through web services only. All three are lock companies first, and all three should be asked which platform manages the credential.

Alternatives that replace the gate and the perimeter

Gatewise is cellular-first gate, perimeter, and amenity access for garden-style and gated communities, acquired by Allegion in July 2025, on Yardi, RealPage, Entrata, ResMan, and Rent Manager. Its own blog puts a physical fob at $50 to $100, which is the cost a mobile credential removes.

Brivo is cloud access control with a Multifamily Edition, on Yardi, RealPage, Rent Manager, and Entrata, and it also covers commercial facilities. Avigilon Alta, the former Openpath under Motorola Solutions, sells cloud readers and mobile credentials and reaches multifamily through partners like iApartments. Both are the choice for an operator whose portfolio includes office or retail doors.

How to shortlist

Write down which door is the problem. Front entrance, unit door, amenity door, gate, or package room. ButterflyMX covers the first and last well. Pick the group above that matches the rest.

Then check the PMS. AppFolio operators have ButterflyMX, DOOR, PointCentral, and RemoteLock on confirmed lists; the AppFolio integrations page lays that out. Rent Manager operators have ButterflyMX, Brivo, Gatewise, and RemoteLock. ResMan operators have SmartRent, Gatewise, and PointCentral.

Ask every finalist what data syncs, in which direction, and whether it is real-time or scheduled. Ask what still works when the internet is down. Ask who owns setup and support. Ask how a resident without a smartphone gets in, because Washington’s ESSB 5937 will require a non-app key on request from January 2027 and New York has already seen litigation on the point. None of the twelve vendors publishes pricing, so ask for per-unit, per-door hardware, fob, and minimum figures in writing.
