Website

TheGuarantors sells a Lease Guarantee with two parts. Rent Coverage covers unpaid rent, and Deposit Coverage, its security deposit alternative, covers certain damage, utilities, legal fees and late fees. Renters insurance sits alongside.

Deposit Coverage is a surety bond. A California disclosure in the site’s footer calls its lease guarantee and deposit bonds surplus lines products. Its legal page lists six carriers behind them, including The Hanover and Arch.

The homepage cites more than 4 million units enrolled and says all ten of the top U.S. operators on the 2026 NMHC list work with it.

In the deposit alternatives category it is the vendor most often bought for the guarantee first and the deposit product second.

Who it fits

The record tags institutional multifamily, single-family rentals, student housing and small multifamily. TheGuarantors publishes a page for single-family and build-to-rent operators and another for independent landlords, with testimonials from owners of 3, 5 and 20 units and a line promising no contracts.

Student housing is the distinctive fit. An applicant with no income of their own needs a guarantor, and a vendor that sells the guarantee and the deposit product together solves both problems in one policy. The same goes for any operator whose applicants include thin-file or relocating renters.

It fits less well for a manager who wants the deposit solved on its own. On the single-family page, Deposit Coverage is an option on the Lease Guarantee, so ask whether you can buy it without Rent Coverage.

Pricing

Renters usually pay, and the landlord may pay on the renter’s behalf. Deposit Coverage is a one-time fee that stays active for the life of the tenancy while the renter stays in the same home. Rent Coverage renews with each lease.

TheGuarantors says the lease guarantee costs one month’s rent on average, paid by the renter as an upfront, non-refundable premium. It publishes no figure for Deposit Coverage. Ask what Deposit Coverage costs at your rents, what the two parts cost together and apart, and how the price is disclosed if you pay it as a concession.

Integrations

The record lists Yardi and Entrata. TheGuarantors’ PMS page says it connects directly to both, for delinquency flagging and policy sync. AppFolio, Buildium, Rentvine, Propertyware and Rent Manager are not named.

On Yardi or Entrata, ask whether enrollment, the bond and a paid claim reach the resident ledger without a manual step. On any other system, ask how coverage is confirmed and who reports a move-out. The complete vendor table for the category shows which competitors name which systems.

Limitations and questions to ask

The bond first. Ask which of the six carriers is on your bonds, in which states, and what the coverage cap per lease is. Ask whether the bonds in your states are written on an admitted or a surplus lines basis.

The resident second. TheGuarantors’ renter page says Deposit Coverage reduces move-in costs but the renter stays responsible for damage and missed rent.

Ask who collects after a claim pays, what the resident is told at signing, and whether the cash deposit stays an option. Ask what share of applicants qualifies and what happens to the ones who do not.

The claim third. TheGuarantors takes claims online and states no payout time. Ask for the average days to payout, the proof a claim needs, and how resident disputes are handled.

Alternatives

The legacy bond in the category is SureDeposit’s Assurant-backed program, sold to apartment communities since 2000. Leap matches TheGuarantors’ two-product shape, a deposit replacement sold beside rent guaranty coverage. Rhino against TheGuarantors compares it with Greenlight’s insurance and guarantee products.

Jetty and TheGuarantors compared sets two surety bonds side by side. The TheGuarantors alternatives page sorts the rest of the category.
