Rhino and TheGuarantors are the two vendors in the category that sell a guarantor replacement and a deposit alternative from the same company. An operator whose applicants include students, thin-file renters or relocating renters often needs both, and the question is which company to buy them from.
Rhino now sells as Greenlight Rent, and its deposit product is insurance. TheGuarantors sells surety bonds. This page compares the two from each vendor’s own pages: the products, the instrument, who pays, claims and integrations.
What does each company sell?
Rhino merged with Jetty in February 2025 and now sells as Greenlight Rent. Its products are Greenlight Deposit, Greenlight Guarantee for guarantor requirements, Greenlight Bridge for job-loss rent cover, and renters insurance. Greenlight says the guarantee covers the guarantor and deposit requirement, built for thin-credit, student and international renters.
TheGuarantors sells a Lease Guarantee with two parts. Rent Coverage covers unpaid rent, and Deposit Coverage covers certain damage, utilities, legal fees and late fees. Renters insurance sits alongside.
The shapes differ in one way that matters. Greenlight sells its deposit product on its own. TheGuarantors’ single-family page presents Deposit Coverage as an option on the Lease Guarantee, so ask whether you can buy it alone.
Insurance or a surety bond?
Greenlight describes Greenlight Deposit as insurance. Rhino New York LLC places it as a general agent for several carriers, rated A- or better in 13 states. Elsewhere the policy may come from an excess and surplus lines carrier.
The site names no carrier, and the product is not sold in Hawaii, Montana, North Dakota or Wyoming.
TheGuarantors calls its lease guarantee and deposit products surety bonds. Its legal page lists six carriers behind them, including The Hanover and Arch. A California disclosure in its footer calls them surplus lines products.
For an owner, the instrument matters less than the name on the document. Ask both which carrier writes in your states and whether it is admitted there.
Who pays, and what does the resident still owe?
Greenlight’s renter pays a premium, monthly or once, priced per renter. Greenlight says partner properties pay nothing. If there is a loss, the renter must reimburse Greenlight for the approved claim.
TheGuarantors says renters usually pay and the landlord may pay for them. Deposit Coverage is a one-time fee for the tenancy, and the renter stays responsible for damage or missing rent. TheGuarantors says the lease guarantee averages one month’s rent.
Neither publishes a price for its deposit product. Ask each for a quote at your typical deposit, then set the resident’s total cost over a tenancy beside the deposit you would have collected.
How do claims work?
Greenlight advertises a four-day claims process. It also lets a landlord choose a coverage limit higher than the cash deposit it replaces.
TheGuarantors takes claims online and states no payout time or coverage limit for Deposit Coverage. Ask it for both, and ask Greenlight what proof a claim needs.
Which PMS do they work with?
TheGuarantors’ PMS page says it connects directly to Yardi and Entrata, for delinquency flagging and policy sync.
Greenlight’s current pages say it integrates directly into your PMS without naming a system. Older posts on its blog named Yardi and other systems, but our record waits for a current page.
On Yardi or Entrata, ask both to show enrollment and a claim reaching the resident ledger. The Yardi integrations page lists the vendors in every category that name it.
Who does each one serve?
Greenlight’s record tags institutional multifamily, and its customer logos are apartment operators. It cites 3 million rental units and 47 of the top 100 owners and operators.
TheGuarantors’ record tags multifamily, single-family rentals, student housing and small multifamily. It publishes pages for single-family operators and independent landlords, cites more than 4 million units, and says all ten of the top U.S. operators work with it.
What should you ask in the demo?
- Which carrier is on the document? Ask both to name it for your states, and whether it is admitted or surplus lines.
- Can we buy one product without the other? Ask TheGuarantors whether Deposit Coverage is sold without Rent Coverage. Ask Greenlight how Greenlight Guarantee and Greenlight Deposit are priced together.
- How fast is a claim paid, and how much? Ask TheGuarantors for its payout time and coverage limit. Ask Greenlight what the four-day process starts from.
- What does the resident owe after a claim? Ask both how they collect and what the resident is told at signing.
- Who qualifies? Ask both for the decline rule and what a declined applicant pays instead.
- Show the integration. Ask both to demonstrate it in your PMS.
Which fits you?
TheGuarantors fits an operator on Yardi or Entrata that wants a guarantor replacement first and a deposit bond second, from a vendor that names its carriers. It also fits single-family and student housing portfolios. The things to test are the deposit price and the claims timeline.
Greenlight fits an apartment operator that wants deposit insurance with a stated claims process and a limit above the deposit, plus guarantor and job-loss products from one company. The things to test are the carrier in your states and the integration.
The TheGuarantors alternatives page and the Rhino alternatives page sort the rest of the category. Jetty against TheGuarantors compares two surety bonds, and the category vendor list shows every record.
