Jetty and TheGuarantors both replace the cash deposit with a surety bond, so the instrument does not separate them. The products around the bond do. Jetty sells its bond on its own, and TheGuarantors sells it as an option on a lease guarantee that also covers unpaid rent.

That makes this a comparison for a manager who has already decided on a bond. This page sets the two side by side from each vendor’s own pages: the carrier, what the resident pays, how claims work, and which systems each names.

How does Jetty Deposit work?

Jetty replaces the cash deposit with a surety bond. Its property page says State National Insurance Company is responsible for the obligations, with National Specialty in Florida. The resident pays monthly or once.

Jetty says everyone you approve is automatically approved for Jetty Deposit. The bond lasts the whole tenancy with no new bond at renewal, and coverage can be set per property and per resident.

Jetty has joined forces with Rhino, which now sells as Greenlight Rent, and jetty.com still sells the bond under the Jetty name. The Jetty and Rhino comparison covers the merged company’s two products.

How does TheGuarantors’ Deposit Coverage work?

TheGuarantors sells a Lease Guarantee with two parts. Rent Coverage covers unpaid rent. Deposit Coverage, its security deposit alternative, covers certain damage, utilities, legal fees and late fees.

TheGuarantors calls both surety bonds. Its legal page lists six carriers behind them, including The Hanover and Arch, and a California disclosure in its footer calls them surplus lines products.

Deposit Coverage is a one-time fee that stays active for the life of the tenancy while the renter stays in the same home. Rent Coverage renews with each lease.

Who pays, and what does the resident still owe?

Jetty publishes a starting price: $1,000 of protection from $7 a month, set by the protection amount and the applicant’s credit score. The resident pays it monthly or once.

TheGuarantors says renters usually pay and the landlord may pay on the renter’s behalf. It publishes no figure for Deposit Coverage. It says the lease guarantee costs one month’s rent on average, paid up front and non-refundable.

The resident still owes under both. Jetty says it recovers what it pays directly from the resident. TheGuarantors’ renter page says the renter is still responsible for damage or missing rent.

How do claims work?

Jetty’s in-house adjusters handle claims, and you can claim up to the total bond amount. Jetty says its coverage has no category limits on lost rent or damage, and it promises quick payment without a timeline.

TheGuarantors takes claims online under its lease bond terms and states no payout time. Ask both for the average days to payout and the proof a claim needs.

Which PMS do they work with?

TheGuarantors’ PMS page says it connects directly to Yardi and Entrata, for delinquency flagging and policy sync. It names no other system.

Jetty’s properties page says its products integrate with all the major property management systems and names none. On Yardi or Entrata, TheGuarantors’ integration is on paper and Jetty’s has to be shown. The Yardi and Entrata integration pages list the vendors that name each system.

Who does each one serve?

Jetty’s pages name apartment operators and no other segment. TheGuarantors publishes a page for single-family and build-to-rent operators and another for independent landlords, with testimonials from owners of 3, 5 and 20 units.

TheGuarantors also fits student housing, where the applicant often needs a guarantor as well as a deposit. Its homepage cites more than 4 million units enrolled. Jetty’s banner says the combined Jetty and Rhino company serves over 6 million units.

What should you ask in the demo?

  1. Which carrier is on our bonds? Ask TheGuarantors which of its six carriers writes in your states, and whether the bonds there are admitted or surplus lines.
  2. Can we buy the deposit bond alone? Ask TheGuarantors whether Deposit Coverage is available without Rent Coverage.
  3. What does the resident pay? Ask both for a quote at your typical deposit, for a strong and a weak applicant.
  4. How fast is a claim paid? Ask both for the average days to payout and the documents a claim needs.
  5. What happens at renewal? Both say the deposit bond lasts the tenancy. Ask what changes if the resident moves to another unit.
  6. Show it in our PMS. Ask both to show enrollment and a claim reaching the resident ledger.

Which fits you?

Jetty fits a manager who wants a standalone deposit bond with a published starting price and a named carrier. The things to test are the integration and the claims timeline.

TheGuarantors fits an operator who also needs a guarantor replacement, runs Yardi or Entrata, or manages single-family homes or student housing. The things to test are whether the deposit bond can be bought alone and what it costs.

The TheGuarantors alternatives page sorts the rest of the category, and Rhino against TheGuarantors compares it with Greenlight’s insurance. Jetty against Obligo sets Jetty’s bond beside a payment method on file. The category vendor list shows every record.
