UpKeep is a mobile-first CMMS that its homepage says 4,000+ companies use to bring work orders, compliance and preventive maintenance together. The feature list is work orders, automated preventive maintenance, asset management, an offline mobile app and an external request portal, and the customers it names are Unilever, PepsiCo, Chevron, Caterpillar and McDonald’s. In the guide to facilities software for commercial property managers, UpKeep sits in the general CMMS group, and it is one of only two vendors in the category that publishes a price.
Who it fits
The database tags commercial facilities. UpKeep’s own industry list runs manufacturing, facilities, food and beverage, transportation and healthcare, and the customer names on its homepage are plants and operators rather than building owners. The buyer it fits in this category is a facilities team that wants work orders, PM schedules and a technician app for a handful of buildings, can accept a per-seat price, and does not need a tenant portal wired into a lease accounting system.
An office landlord with tenant chargebacks to run is at the edge of that fit. The external request portal lets someone outside the maintenance team submit a request, which covers tenant intake in a basic way, but nothing on the homepage describes billing that request back at a lease rate. Ask before assuming.
Pricing
UpKeep publishes its pricing. Essential is $24 per user per month and Premium is $55 per user per month, with Professional and Enterprise custom. The unit is the user, which in this category means the technician seat, so a building with three engineers prices easily and a portfolio that wants every tenant contact and every contractor logging in should ask what a requester or a vendor login costs. Ask which tier carries the offline app and the request portal, whether the price is annual, and what Professional adds over Premium, since the page we fetched gives no figure for it.
Integrations
The database records no named integration. UpKeep’s homepage says API and custom integrations and names no system. For a buyer on MRI or Yardi that means the lease accounting connection is a build, so ask who does it, what it costs, which direction it syncs and whether a completed work order’s labor and parts can reach the accounting system as a tenant charge. Ask for a customer that has done it.
Limitations and questions to ask
Start with the tenant. Ask what the external request portal shows a requester while the work is open, whether requests can be tagged to a suite and a lease, and whether any customer bills requesters back. If the answer is no, UpKeep is a technician tool for your building rather than a tenant service request system, which may be all you need.
Then offline. UpKeep names an offline mobile app, which matters in basements and mechanical rooms. Ask what syncs when the engineer comes back into signal and what happens on a conflict.
Then preventive maintenance. Ask how automated PM attaches to asset records, whether meter readings trigger work, and what the compliance log looks like when an inspector asks for it.
Then seats. Ask what happens when a contractor needs to close a work order and whether that is a paid seat, and price the portfolio at the seat count you will have in two years.
Alternatives
The full vendor list for the category compares all twelve. The vendor priced most like UpKeep is MaintainX, which publishes a free tier, $20 and $65 per user per month on annual plans, and has a property management page that describes tenants submitting and tracking requests. Limble is the third general CMMS with an open API, priced through a calculator rather than a published figure.
