YES Energy Management is a utility billing provider in Colorado Springs, Colorado. Each month it calculates residents’ utility charges and sends the bill; where a unit has a submeter it records actual consumption, and it installs, maintains and repairs water, gas and electric submeter systems. Its U.S. services terms say it serves conventional, affordable, condo and HOA, military and student housing properties. One older link is worth checking: a June 2011 trade report on Yardi Energy Solutions, the utility billing service in the Yardi multifamily suite, described that service as powered by YES Energy Management, formerly known as Energy Billing Systems. That report is fifteen years old and the YES site does not mention Yardi, so treat it as something to confirm with both companies, not as a current partnership. In the utility management category it is a billing and submetering provider with a resident-facing website and little written for buyers. The facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags affordable housing, student housing and HOA communities, from the property types its terms list. Conventional multifamily and military housing are on that list too. The clearest fit is an owner with in-unit submeters who wants one company to read them, maintain them and bill from them, and who is comfortable with residents paying the landlord rather than the biller. The terms say payments go to the landlord by the method printed on the bill, so the property, not YES, collects the money.

It is a harder fit for a buyer who wants to compare vendors from published material. Our record names no PMS integration, and the YES site itself is written for residents, not for buyers, so most of what you need comes from a sales conversation.

Pricing

Pricing is not published. The public site lists the service charges that can appear on a resident’s bill: a monthly service charge, an account setup fee, late payment charges, a returned check charge, a meter dispute charge and fees for statements and reprints. It does not give amounts, and it says the lease decides who pays them. Ask the owner-side price per unit, whether it is sold directly or through a software partner, and what each resident fee is in dollars. Ask who keeps the resident service charges. Ask what submeter installation, maintenance and water and energy audits cost, and whether the meters belong to you.

Integrations

The record names no PMS integration, because no current YES page names one. The June 2011 Yardi report above is the only public link we found between YES and a property management system. Ask YES which systems it posts charges into today, and whether Yardi Energy Solutions still runs on YES services or has moved in-house. If you run Yardi, ask Yardi the same question. Ask how charges reach your ledger: by API, by file import, or by your staff keying them in. Ask whether charges post as each provider bill arrives or once a month, since posting as received spreads utility charges across the month.

Limitations and questions to ask

The terms say YES may estimate consumption from history when submeter data cannot be read because a meter fails, and that a final bill may be estimated so the resident gets it before move-out. Ask how often that happens, how estimates are trued up, and how a resident disputes one. Ask how the property is alerted to faulty meters and high consumption, which the terms say it is. Payments go to the landlord, not to YES, by the method printed on the bill, so ask how that interacts with your rent collection and late fees. YES also consults on Energy Star certification, GRESB and ASHRAE audits; ask whether that is part of the billing price or a separate engagement.

Alternatives

The utility management vendor list puts every vendor side by side. If you want billing owned by a PMS company, American Utility Management and SimpleBills are both part of RealPage. Conservice sells full-service managed utilities, from expense management to RUBS and submetered billing, and its alternatives page runs through the rest of the category.
