The question usually arrives in this form: eRenterPlan vs Jetty for renters insurance at a multifamily operator with about 5,000 units on RealPage, which is better? eRenterPlan is one piece of RealPage Insurance Solutions, the insurance arm of the property management software company, and Jetty is an independent insurer that sells its Jetty Protect policy to residents through the properties it partners with. The buyer is a risk or compliance lead at an institutional operator who already runs RealPage and has been told the lease’s insurance clause is not producing insured residents. The two products overlap in one place, the policy a resident buys at move-in, and diverge everywhere else. RealPage sells the whole compliance loop: the resident policy, certificate tracking, a master policy for the uninsured, and validation of policies bought elsewhere. Jetty sells the policy. This page covers where each fits, what is published about price, what to ask in each demo, and what the Index recorded for both.

Where each fits

RealPage Insurance Solutions has four parts in our vendor database. eRenterPlan is the resident policy. RealCoverage handles certificate management and tracks cancellations of third-party policies. AssetProtect is a master policy, which RealPage says can cover all occupied units under one policy. Policy Validator lets residents upload a policy they bought elsewhere for automated validation. The research notes record that it runs inside RealPage Online Leasing, LOFT (formerly ActiveBuilding) and On-Site, and RealPage’s own pitch is that compliance data shows up in a single, familiar platform. Its segments are institutional multifamily and single-family rental. RealPage also says that mandating renters insurance can increase compliance by as much as 41%, which is the vendor’s number to defend in the demo. The RealPage Insurance Solutions profile has the dated sources.

Jetty Protect is a renters policy with contents, liability and loss-of-use coverage, sold to residents through property-specific links that Jetty’s real estate partners hand out. The research notes add 12-month terms, underwriting by State National and National Specialty, and a merger with Rhino, after which Jetty says it serves more than six million units. Jetty also sells Jetty Deposit and Jetty Credit, which are separate purchases. Its segment in the database is institutional multifamily. The database records no property management system integration for Jetty, and the pages we fetched name none. The Jetty profile carries the record.

The difference that decides most of these evaluations is what happens to the resident who never buys a policy. RealPage answers it inside its own product with the master policy and the cancellation tracking. Jetty’s record describes a resident policy and nothing on the manager’s side of the loop. An operator that already runs RealPage and wants one place to see compliance status starts with RealPage’s program. An operator that is happy with its current compliance tracking and wants to give residents a real HO-4 option at move-in can add Jetty alongside it. Those are not the same purchase, and treating them as rivals is how a 5,000-unit operator ends up with a resident policy and no enforcement.

The policy itself matters too. A Jetty Protect policy covers the resident’s belongings. A master policy like AssetProtect covers damage to the unit, not the resident’s television. The glossary defines both, and residents should be told which one they are in.

Pricing models

Jetty publishes the resident side. Policies start at $5 a month, paid by the resident. Property-side pricing is not published. Ask whether the property pays anything, whether it earns a referral or revenue share, and whether the partner terms changed with the Rhino merger.

RealPage Insurance Solutions does not publish pricing in our database. Ask for the per-unit cost of the AssetProtect master policy, what the resident is charged when they are enrolled in it, what share the property keeps, the deductible per occurrence, and whether RealCoverage and Policy Validator are priced separately or bundled into your RealPage contract. Then ask whether buying the insurance program changes the price of anything else you buy from RealPage, because at 5,000 units the bundle is where the negotiation happens.

To compare the two honestly, put them on the same footing: the annual cost to the property and to residents at your unit count, including whatever you would still need to buy for tracking and enforcement if you chose Jetty.

What to ask each in a demo

For RealPage, start with verification. When a resident uploads a third-party policy to Policy Validator, what does “validation” check: the carrier, the named insured, the address, the liability limit, the term? Then ask about month seven. When a third-party policy cancels, how fast does RealCoverage flag it, who is notified, and is the resident moved into AssetProtect automatically or after a grace period? Ask to see the compliance status on the resident record in On-Site, not in a separate screen. Ask what the lease and the resident’s ledger call the master policy charge. If the answer is “renters insurance” and the coverage is liability-only, ask how RealPage defends that label in your states.

For Jetty, start with the gap. Does Jetty track policies residents buy from other carriers, or only its own? When a Jetty Protect policy lapses, does anyone on your side hear about it? Since no PMS integration is in our database, ask whether proof of a Jetty policy reaches RealPage automatically or whether staff key it in. Ask who handles a claim when a resident causes a kitchen fire, and how the property learns about it.

For both, ask the state question. Whether a mandatory insurance charge is allowed, how it must be disclosed and what it may be called vary by state. Ask which states each program runs in today, get the answer in writing, and check it with your own counsel.

What the Index shows

The live table above carries the current figures for both vendors, and the per-vendor rows at RealPage Insurance Solutions on the Index and Jetty on the Index show the prompts and sources behind them. Our reading is that the engine answers this category as a compliance-tracking question, so RealPage’s program, with its tracking and master policy, makes many of the shortlists while Jetty, which sells a policy rather than a tracking program, rarely does. This is one run per prompt per engine, so treat it as a first reading.

Which fits you

RealPage Insurance Solutions fits an operator on RealPage that wants tracking, enforcement and a master policy in the system its staff already uses, and is willing to negotiate price inside a larger RealPage relationship it cannot see on a rate card. It also fits a single-family operator on RealPage, since that segment is on its record.

Jetty fits an operator that already has compliance tracking it trusts, wants to offer residents a real policy that covers their belongings, and is comfortable with a product that does not post to the PMS on its own. It is a resident-facing product, which is a fair thing to want and a different thing from a compliance program.

An operator that wants both a strong resident policy and RealPage’s enforcement can run them together, if RealPage’s Policy Validator accepts a Jetty policy as proof of coverage. Ask RealPage that directly.

If neither fits, the Jetty alternatives page sorts the rest of the field by what each vendor does, and the renters insurance programs guide covers how to evaluate the whole category. The full vendor list puts every vendor in one table, and the RealPage integrations page shows what else connects to RealPage. Jetty’s deposit product belongs to a separate decision, covered in the security deposit alternatives guide.
