Jetty sells renters insurance, branded Jetty Protect, with contents, liability and loss-of-use coverage, to residents through property-specific links from its real estate partners. It also sells Jetty Deposit, a surety bond on State National paper that replaces the cash deposit, priced from $7 a month for $1,000 of protection. Jetty has joined forces with Rhino, which now sells as Greenlight Rent, and jetty.com says the combined company serves over 6 million units. Its own line is renters insurance designed for real estate, and within the renters insurance programs category it sits with the resident-policy programs, where the product is the resident’s own policy rather than a master policy the manager holds.
Who it fits
The record tags institutional multifamily only. The buyer is an operator with enough units to get a property-specific link and a partner relationship, who wants the resident insured in their own name and wants the offer to arrive with the lease. Jetty’s partners page describes the liability coverage a property needs delivered through an integrated offer, which is the pitch: the property mandates coverage, Jetty makes buying it a link.
A single-family or small multifamily manager is not the buyer on the record’s evidence, and should look at a program that names its segment. A manager whose problem is verification and lapses rather than the initial purchase needs a compliance layer, since nothing in the record describes tracking third-party policies or auto-enrolling non-buyers.
Pricing
The record’s pricing entry is resident-paid, from $5 a month, with property-side pricing not published. The research notes add 12-month terms and underwriting by State National and National Specialty. Ask what the property earns per policy, if anything, and whether a master policy or liability program sits behind the resident offer with its own per-unit cost, resident charge and deductible. Ask what Jetty Deposit and Jetty Credit cost the property and the resident if you add them, because the three products are sold together and the insurance decision is rarely made alone.
Integrations
The record carries no PMS integration. Jetty’s properties page says its products integrate with all the major property management systems, without naming one. Ask which property management systems Jetty posts to, whether a resident’s purchase or cancellation reaches the resident record automatically, and how the property receives proof of coverage today. For an institutional operator that means Yardi, RealPage, Entrata or MRI by name, and the question of whether the answer is a live integration or a monthly report.
Limitations and questions to ask
Start with what the $5 buys. Ask for the declarations page at the entry price and read the contents limit, the liability limit, the loss-of-use limit and the deductible, and compare them with the lease’s minimum liability requirement. Ask what the resident who lets the 12-month policy expire sees, and what the property sees. Ask whether the property is named as an interested party on each policy so it hears about cancellations.
Then the merger. Ask what changed for existing property partners after the Rhino combination, which entity the partner agreement is with now, and which states the policies are offered in and under whose license. Ask what the partner agreement obligates the property to say to residents about where to buy. Get the answers for your states in writing.
Alternatives
The renters insurance vendors list has every vendor in one table. The nearest like-for-like is ePremium Insurance, another resident-paid policy sold through property partners, with a deposit product of its own. A Yardi operator comparing a partner program with the native one should read ResidentShield. Buyers weighing Jetty against the rest of the category can start with renters insurance programs vendors compared side by side. How Jetty and RealPage Insurance Solutions differ is on one page. On the deposit side, Jetty and Rhino compared covers the merged company’s two products, and Jetty Deposit is also set against Obligo and TheGuarantors.
