Gatewise is cellular-first access for the doors a garden-style community fights over: the vehicle gate, the pedestrian gates, the pool, the gym, and the package room. It is not a unit-lock platform. Allegion acquired it in July 2025, which puts it in the same house as Schlage locks and the Zentra software, and the research notes describe that group as the hardware incumbent turning into a platform. Who it fits and who it does not
Gatewise lists institutional multifamily and student housing. The buyer is an operator with a 300-unit garden-style community on Yardi or RealPage, a vehicle gate that generates more work orders than any door in the building, and a fob bin at the leasing office. Student housing fits for the same reason, with gates, amenity doors, and a resident population that turns over every August.
It does not list small multifamily, single-family rental, or commercial facilities. A six-unit rehab with one common door has no gate to manage. A high-rise with a lobby intercom and no perimeter is a ButterflyMX or DOOR question. And an operator who wants unit locks from the same contract will be pairing Gatewise with a lock platform, or, now that Allegion owns both, asking what the combined Zentra and Gatewise offer looks like.
Pricing
Pricing is not published. Ask for the per-gate or per-entry-point hardware figure, the per-unit software figure, and the minimum. Ask whether the cellular connection is billed as a separate line or bundled. Ask what a replacement fob costs. Gatewise’s own blog puts fobs at $50 to $100 each, a vendor-authored figure, so confirm the number for your community and multiply it by your annual turnover.
Integrations
The confirmed PMS list is Yardi, RealPage, Entrata, ResMan, and Rent Manager, per Gatewise’s integrations page. That ties with ButterflyMX and PointCentral for the widest list in the category database at five, and it is the only one that includes both ResMan and Rent Manager. AppFolio, Buildium, and MRI are not on it. The Rent Manager integrations page shows which other access vendors share that connection.
Ask what syncs, in which direction, and whether it is real time or scheduled, because a gate credential that lags the move-out by a day is a former resident who still opens the gate after handing in the keys. Ask how guest and vendor access works at the gate specifically, for the delivery driver, the pool contractor, and the cleaning crew at turn.
Limitations and questions to ask
Ask what still works during an outage. Cellular is the pitch, and the research notes record Wi-Fi failing at scale in garden-style layouts, so ask what the gate does when the cellular link drops and whether it fails open or closed. Ask about power and batteries at each entry point.
Ask how a resident without a smartphone gets through the gate. Washington’s ESSB 5937 requires a non-app key on request from January 2027, and fobs at the numbers above add up across a community. Ask who owns setup and support, Gatewise, Allegion, or an integrator, and whether the acquisition changed the support path. The research notes record buyers comparing Gatewise with LiftMaster myQ, a telephone-entry product. Decide first whether you need a platform with PMS provisioning or a gate controller with a call box, because the two are priced and supported differently.
Alternatives
Inside the same company, Zentra is the Schlage lock software and the natural pairing for unit doors.
