SmartRent is the vendor an institutional operator names first when asked about smart locks, and the one with the most units reported in this category: 890,000 across 3,700 communities, running on Yardi, RealPage, Entrata, and ResMan. It sells the whole stack, a Z-Wave hub, locks, common-area access, and self-guided tours, and that is why buyers shop around it. Some want a platform that does not require the hub. Some run AppFolio, Rent Manager, or Buildium and are not on its confirmed PMS list. Some only need the front door fixed. Why operators look past SmartRent
The first reason is the hub. SmartRent’s architecture puts a Z-Wave hub in each unit, and the Z-Wave-versus-cellular question is the real debate in this category once a portfolio has more than a few hundred doors. RemoteLock’s own writeup of Wi-Fi versus Z-Wave locks is vendor-authored, but it frames the trade-off clearly: Wi-Fi fails at scale in garden-style buildings, so the choice is between a Z-Wave hub that needs its own backhaul and a cellular hub that does not. PointCentral and Gatewise are the cellular side of that argument.
The second reason is PMS coverage. SmartRent’s confirmed list is Yardi, RealPage, Entrata, and ResMan. An operator on AppFolio or Rent Manager has to ask whether an integration exists, what it syncs, and whether it is on the roadmap or in production. The third reason is scope. A small owner rehabbing a six-unit building, the sort of question that comes up on BiggerPockets, wants separate codes for maintenance, cleaners, and showings and does not need self-guided tours or a smart thermostat. SmartRent lists institutional multifamily, student housing, and single-family rental as its segments; it does not list small multifamily. Full-stack alternatives
PointCentral is the nearest equivalent. It is Alarm.com’s smart-property platform on a cellular hub, covering multifamily, build-to-rent, and single-family rental, with confirmed integrations to Yardi, RealPage, ResMan, AppFolio, and Entrata. It is the one to price if the hub backhaul is your objection.
DOOR, formerly Latch, sells proprietary locks and intercoms with an operating-system layer, on Yardi, RealPage, Entrata, and AppFolio. It is aimed at Class A new construction. Front-door and intercom alternatives
ButterflyMX is the cloud video intercom that grew into an access platform, with 20,000 buildings and 1.5 million units and the longest PMS list in the category: AppFolio, Entrata, RealPage, Yardi, and Rent Manager. Swiftlane sells a video intercom with face-recognition entry for small to mid-size buildings, on Yardi, Entrata, and RealPage. It is the intercom for a building that will never get a hub in every unit.
Lock and credential alternatives
RemoteLock is lock-agnostic cloud access on AppFolio, Yardi, RealPage, and Rent Manager, and a ButterflyMX partner. It is the answer for the six-unit and quadplex owners above, and for a manager who wants to keep whatever locks are already on the doors.
Zentra is Allegion’s access software paired with Schlage locks, with Apple and Google Wallet keys; PMS integrations are not published. Salto sells enterprise electronic locks for multifamily and student housing, publishes no PMS list, and integrates with ButterflyMX. dormakaba pairs RFID and mobile locks with its Community software and connects to a PMS through web services. Each is a hardware company whose software you should see demonstrated before you assume it replaces SmartRent’s.
Gate, perimeter, and mixed-use alternatives
Gatewise handles gates, perimeter doors, and amenity access with cellular-first hardware for garden-style and gated communities. Allegion bought it in July 2025. It integrates with Yardi, RealPage, Entrata, ResMan, and Rent Manager, and it is often bought alongside a unit-lock platform rather than instead of one.
Brivo is cloud access control with a Multifamily Edition, on Yardi, RealPage, Rent Manager, and Entrata, and covers commercial facilities too. Avigilon Alta, the former Openpath under Motorola Solutions, sells cloud readers and mobile credentials and serves multifamily through partners such as iApartments. How to shortlist
Decide first whether you are replacing SmartRent or adding to it. Gatewise, ButterflyMX, and RemoteLock are all bought alongside other platforms. PointCentral and DOOR are bought instead.
Then run the NAA questions. How many keys does the property have today. How much staff time goes to access administration each week. Do your residents prefer a key, an app, a code, or a fob. Those answers tell you whether you need a hub in every unit or a reader at three doors.
Ask each finalist the same demo questions. Which PMS integrations are included and what the recurring fees are. What syncs, in which direction, and how often. What works during an outage. How a resident without a smartphone gets in, given Washington’s non-app key rule from January 2027. Who owns setup and support. And since none of the twelve vendors publishes pricing, get per-unit, per-door, fob, and minimum figures in writing.
What the Index shows

Until that edition runs, we have no measurement of whether ChatGPT, Perplexity, Gemini, or Google AI name SmartRent or any of these alternatives when a property manager asks.
