Brivo: Features, Pricing, Integrations & AI Visibility

Brivo is cloud access control that came from the commercial side and built a Multifamily Edition for apartment communities and mixed-use. It sells readers, credentials, schedules, and an audit trail the way a commercial platform does, and adds PMS provisioning for residents. It is one of the four vendors operators name first in our multifamily access control guide, and one of only two in the category that lists commercial facilities alongside multifamily. Who it fits and who it does not

Brivo lists institutional multifamily and commercial facilities. The buyer is an operator with a mixed-use tower, an office building in the same fund, or a security team that already thinks in readers and schedules and wants the residential lobby on the same platform. The commercial facilities page is written for that operator.

It does not list small multifamily, single-family rental, or student housing. It also does not sell the per-unit hub and smart-home stack that SmartRent or PointCentral does, so an operator who wants thermostats and unit locks from the same contract is looking elsewhere or pairing Brivo on the common doors with a unit-lock platform.

Pricing

Pricing is not published. Ask for the per-door reader figure, the per-credential or per-unit software figure, the cost of the Multifamily Edition versus the commercial product, and the minimum. Ask whether the contract is month-to-month or annual, and whether the PMS integration is included or billed separately.

Integrations

The confirmed PMS list is Yardi, RealPage, Rent Manager, and Entrata, per Brivo’s multifamily page. That is the widest native multifamily coverage of any commercial-first vendor in the category, and it is the reason Brivo is on multifamily shortlists at all. AppFolio, Buildium, ResMan, and MRI are not on it. The Rent Manager integrations page shows which other access-control vendors share that connection. Each PMS has its own resident portal; ask whether Brivo creates the credential when the lease starts and revokes it when the lease ends, and whether that is real-time or scheduled.

Limitations and questions to ask

Ask whether one credential can open a commercial door on a schedule and a residential door by lease, since that is the whole point of buying one platform for a mixed-use asset. Ask how contractors and vendors get temporary access on both sides. Ask what still works during an outage, because a retail tenant locked out at opening is a different problem from a resident locked out at night.

Ask how a resident without a smartphone gets in. Washington’s ESSB 5937 requires a non-app key on request from January 2027, and New York has already seen litigation on the point; commercial-first platforms tend to assume everyone carries a phone. Ask who owns setup and support, Brivo or an integrator, and whether the same integrator covers both the commercial and residential sides of the building. Ask about fobs, what they cost, and whether a lost one can be killed from the office.

Alternatives

The comparison most buyers run is how Brivo compares with Avigilon Alta, the two commercial-first platforms with multifamily products. Avigilon Alta is the former Openpath under Motorola Solutions.
