Hello Alfred sells a resident experience and building management platform to multifamily owners and operators. The solutions page lists nine parts: Alfred Assist, an in-app AI helper for staff; a marketplace of services such as cleaning, massage, dog walking and dry cleaning; reputation management; PMS integration; staff training; resident onboarding; amenities and maintenance requests; rent payment integrations; and building communications by email, SMS and in-app messages. The bigger story is the company. Alfred bought RKW Residential, a property management firm, in 2022, merged it with Quarterra Living in June 2025, and in March 2026 launched Arqline, an operating platform that manages more than 50,000 multifamily and build-to-rent homes in 31 markets, according to the launch release. In the resident experience guide it is the one vendor whose parent now runs buildings itself, and the facts panel below is rendered from our vendor database with a source on each entry.
Who it fits
The record carries no segment tags; the site writes for owners, operators and residents without naming a size or property type beyond multifamily. The solutions page reports monthly participation of 77 percent or more and a monthly NPS above 33, which points at a buyer who cares about resident satisfaction scores and renewals and has residents who will pay for services like cleaning and dog walking through an app.
The harder question is fit with the parent. An operator that competes with Arqline for management contracts is buying its resident platform from a competitor’s owner. That buyer should ask the questions below before anything else.
Pricing
Pricing is not published. Ask the platform fee per unit or per property, what the marketplace costs residents and what share, if any, comes back to the property, and whether Alfred Assist and reputation management are included or extra. Ask the contract term and what happens to resident data if you leave.
Integrations
The record names no PMS. The solutions page says the platform integrates with PMS systems for central data and lease management but does not name one, and it mentions payment system integrations in the same general way. Ask which PMS it connects to today, by name, with a customer reference on each. Ask whether residents and units sync automatically at move-in and move-out, whether maintenance requests from the app become work orders in the PMS, and whether rent payment goes through the PMS’s own payment rails or a separate processor.
Limitations and questions to ask
Start with the parent. The Arqline release describes Alfred as a company that now runs property through the management firms it acquired, and it does not say whether Hello Alfred will keep selling to third-party operators or how the software will be supported. The homepage still markets to owners and operators, and it links to the Arqline launch. Ask for a written commitment on product support, roadmap and data separation, and ask whether anyone at Arqline can see your resident or performance data.
Then the marketplace. Ask who the service providers are in your market, how they are vetted and insured, and who handles a complaint when a cleaner breaks something in a unit.
Then the AI helper. Ask what Alfred Assist does for staff day to day and what data it reads.
Then adoption. Ask how the 77 percent participation figure is measured and at what kind of property.
Alternatives
The list of resident experience vendors compares every vendor with the same facts. Livly is the closest match, an all-in-one resident app with rent, packages, amenity booking and a community feed. Amenify sells the home-services marketplace on its own and embeds it in other resident apps. Venn is the branded resident app for large operators. Alternatives to BuildingLink are compared on one page.
