Venn is a branded resident app plus a team hub for multifamily operators, with AI leasing and renewal insights on the staff side. Its own line is “one hub for teams, one branded experience for residents,” and the proof point it leads with is Bozzuto, which white-labels the product as myBozzuto across 120,000 or more units. Venn calls itself a multifamily operating system, which in the resident experience and amenities category means the app the resident sees plus the screen the leasing and renewal teams work from.
Who it fits
The database tags Venn for institutional multifamily and nothing else. The myBozzuto deal is the template: a large operator that wants its own name on the app store listing and one experience across a portfolio that spans many markets and, often, more than one property management system. If your portfolio is several thousand units and the brand matters to the renewal conversation, Venn is built for that meeting.
It fits less well below that size. A small multifamily operator has Livly, which tags small multifamily and runs without a PMS if needed. An HOA or condo board is BuildingLink’s buyer. An operator that already has a resident app from its payments vendor or its smart-home vendor, Zego or SmartRent, should ask what Venn adds on top before paying for a third app.
Pricing
Pricing is not published in the record. Ask for the per-unit and minimum figures and the contract term, and ask separately what a white-label build costs and how long it takes, since a branded app store listing under the operator’s name is a project as well as a subscription. Ask whether the AI leasing and renewal insights are included or a tier.
Integrations
The record lists no confirmed PMS integration. Venn’s homepage mentions Engrain’s SightMap, which is a site-mapping product rather than a property management system, and its integrations page did not resolve when we fetched it. That is the first demo question: which PMS does Venn write to today, in which direction, and with which fields. A branded app that cannot read the work order, the ledger and the lease from the PMS is a messaging and amenity layer, which may be fine, but it should be priced as one.
The context is the portal the PMS already ships. RealPage markets its own as LOFT, with reservations, payments, maintenance requests, a community feed and rewards, and Yardi and Entrata have their own. Ask Venn to mark what its app adds on each system in your estate.
Limitations and questions to ask
Venn’s site claims 98 percent app adoption and a 4.3 percent renewal increase in six months. Ask how adoption is counted, because downloads, accounts created, monthly active residents and residents who paid rent in the app last month are four different numbers, and ask for the figure at a community that has been live for a year rather than one that launched with a move-in incentive. For the renewal figure, ask which communities were compared, over what period, and what else changed, since rent growth, staffing and the local market move renewals before an app does. Ask what data the AI insights are trained on and whether they see your residents’ messages. Ask who owns the app store listing, the push-notification tokens and the resident accounts if the contract ends, and what the export looks like.

The full vendor list compares all seven vendors in the category. The closest alternative is Livly, which confirms five PMS integrations and tags small multifamily as well as institutional. The bundled alternatives are Zego’s Mobile Doorman and SmartRent’s Resident App, each priced inside a contract the operator may already hold.
