Livly is an all-in-one resident app and resident operations platform for multifamily communities. Its own description puts rent, packages, amenity booking and a community feed in one app for residents and one hub for staff, and it claims 1,000 or more properties. Buyers meet it under three names, Livly Resident App, Livly Hub and Livly Resident Management Portal, which are the resident side, the staff side and the version that runs without a property management system. Of the seven vendors in the resident experience and amenities category, Livly has the longest confirmed PMS list and the only confirmed AppFolio connection.

Who it fits

The database tags Livly for institutional and small multifamily, which is a wider spread than Venn’s institutional-only tag. Two lines on its own site explain the spread. The homepage sells the all-in-one app to portfolios that want one branded experience across every community. The integrations page adds that an operator that prefers not to integrate with a PMS can run Livly’s own portal instead, which is a pitch to the small operator with a few buildings and no Yardi contract.

It fits less well for the HOA or condo board, which is BuildingLink’s buyer, and for a community whose main problem is guest parking and pool passes rather than the app itself, where Community Boss is the specialist. An operator whose payments vendor already ships a resident app, as Zego does, should price Livly against turning that app on.

Pricing

Pricing is not published in the record. Ask for the per-unit and minimum figures, the contract term, and whether the no-PMS portal is priced differently from the integrated product. Livly’s homepage claims $30,000 in annual savings per property and 15 to 20 percent time cuts per task, so ask what tasks and what hourly rate sit inside that number, and whether the community that produced it retired other systems or added Livly on top of them. Amenify is listed as a partner inside Livly, so ask whether service purchases carry a share that goes to Livly, to the operator, or to neither.

Integrations

The record confirms Yardi, RealPage, Entrata, ResMan and AppFolio from Livly’s own integrations page. That is the institutional four plus the one PMS most small multifamily operators run, which is consistent with the two segments it tags. The Yardi and AppFolio integration pages list the other vendors on each system.

The context for every one of these is the portal the PMS already ships. RealPage markets its own as LOFT and lists reservations, payments, maintenance requests, a community feed and rewards on its page. Ask Livly to mark, feature by feature, what its app adds on your PMS, and ask which fields sync in which direction, because a resident app that shows a maintenance status from its own ticket rather than the PMS work order creates a second place for a request to go stale.

Limitations and questions to ask

Ask how adoption is counted at a community that has been live for a year: downloads, accounts, monthly active residents, or residents who paid rent in the app. Ask what “20 percent time cut in package management” means at your buildings, whether staff scan each carton or the app reads carrier notifications, and whether it talks to a locker system. Ask who owns the app store listing and the resident accounts if the contract ends, and what the export looks like. For the no-PMS portal, ask how rent posts to your accounting and who reconciles it.
