BuildingLink is the resident portal most condo boards and front-desk buildings already have. It handles amenity reservations, packages, announcements, maintenance requests and the front desk, and it claims more than 7,000 communities. The people who look past it come from two directions. A condo board wants amenity booking, packages and announcements in one app that residents will actually open. A multifamily operator wants a branded resident app that talks to its property management system and carries rent and renewals. Those are different searches with different answers, and this page sorts the other vendors in our resident experience and amenities category by which one you are running.

Start with what BuildingLink does well. It is built, in its own words, for boards, property managers and staff of HOAs, condominiums, multifamily and co-ops, and the front-desk work is where it is strongest. Its site counts more than 4 million packages logged and 195,000 amenity reservations booked. For a high-rise with a concierge desk, the package log alone can justify the product. It also sells ManageHOA, which gives self-managed boards violation tracking, architectural review requests and dues collection through BuildingLink Payments.

The objections we can document come in three kinds.

The first is the PMS. BuildingLink’s site refers to accounting, payment, package and access integrations without naming a property management system, and our record lists none. For a condo board that matters less. For a rental operator on Yardi, RealPage or Entrata, it means the first demo question is which system BuildingLink writes to, in which direction, and with which fields.

The second is adoption. The buyer prompts we track include a board that wants “something residents will actually open.” That is a complaint about use, not features, and BuildingLink answers adoption the way every vendor does, with totals: 3 million or more resident portal logins. Totals do not tell a board what share of its own residents log in.

The third is scope for rental operators. The branded-app vendors in this category lead with the operator’s name on the app store listing, rent in the app and renewal tools. BuildingLink leads with the building. An operator who wants the app to carry the brand and the lease will look elsewhere.

What we could not verify: we found no forum thread from managers or boards leaving BuildingLink, and the research for this category came almost entirely from vendor pages. BuildingLink does not publish pricing, so we cannot say whether price drives any of this. The objections above come from the buyer prompts and the category’s pain points, not from BuildingLink customers.

The alternatives, by who is buying

If you run rental apartments and want a branded app

Livly is an all-in-one resident app and operations platform covering rent, packages, amenity booking and a community feed. It lists Yardi, RealPage, Entrata, ResMan and AppFolio, and offers its own portal for operators without a PMS. Venn pairs a branded app with a team hub and AI leasing and renewal insights; Bozzuto runs it as myBozzuto across 120,000 or more units, and our record lists Yardi, RealPage, Entrata and Rent Manager. ElevateOS aims at Class A multifamily and mixed-use with a feed, marketplace, event and amenity booking, digital signage and concierge services, connected to MRI, Yardi, Entrata, RealPage and ResMan.

VTS Activate Multifamily, formerly Rise Buildings, is the closest to BuildingLink’s building-first shape among the rental apps: one app for access, work orders, rent, packages, amenity reservations, visitors and events. Its Index row shows where it appeared.

Zego and SmartRent arrive bundled. Zego’s resident app comes with payments and a credit-reporting incentive and lists Yardi, MRI, Rent Manager, ResMan, Entrata and RealPage. SmartRent sells smart-home hubs, locks, common-area access and self-guided tours across 3,700 communities, and the research notes a resident app that ships with the hardware. Ask each for the app’s price on its own line.

If the front desk is the job

Carson combines a resident app, access control for doors and amenities, and a 24/7 Live Remote Doorman service that handles deliveries, visitors and intercom. For a building without staff at the desk, that is a different answer to the same package problem. It lists Yardi, AppFolio, MRI, Entrata and RealPage, and its row in the Index shows where it appeared.

Community Boss is amenity and parking software: bookings, pool passes, guest parking, enforcement and wayfinding, for apartments and HOAs, across 1,450 or more communities. If amenity booking is the part of BuildingLink you use most, compare it here.

Amenify and Hello Alfred add services. Amenify sells cleaning, handyman, grocery and food delivery inside resident apps. Hello Alfred combines a resident app, communications, maintenance and amenity booking with a services marketplace that includes cleaning, dog walking and concierge; its Index row shows where it appeared.

If you want the community side

Cobu and Flamingo lead with the feed, events and resident-to-resident features rather than the front desk. Cobu is PMS-agnostic, lists Entrata and Yardi, and does not publish pricing. Flamingo lists Yardi, RealPage, Entrata and Rent Manager and is the only vendor in this table with published tiers, though the billing unit is not stated.

If you are a condo or HOA board

Most of this table is built for rental apartments. Community Boss is the exception on amenities and parking, and Carson, ElevateOS and Zego also carry the HOA tag in our records. A board that wants announcements, voting and forums should read the community engagement apps guide, and one that also needs dues and violations should read the HOA management software guide.

How to shortlist

Sort yourself first: board or operator, front desk or no front desk. Then filter by PMS using the table and the integration pages for Yardi and Entrata. Then ask each finalist:

  1. What share of residents at a building like ours logged in last month, and how do you count a login?
  2. Walk a package from the carrier to the resident’s phone. Does staff scan each one, does the app read carrier notices, or does it talk to a locker?
  3. Does amenity booking write to the calendar our front desk already uses, or does it start a second one?
  4. Which property management or accounting system do you write to today, in which direction, and with which fields?
  5. If we leave, who owns the resident accounts and the app store listing, and what does the export look like?

What the Index shows

Read the live table as a sign that, when a condo association asks ChatGPT what replaces BuildingLink, the answer leans toward HOA and community tools from outside this category more than toward the multifamily resident apps listed here. BuildingLink’s Index row shows the prompts behind that.

If you sell one of these products and are missing from that answer, see what we do on AI visibility for proptech companies. For a buyer, the next page depends on the sort above. Operators should start with the Livly profile and ElevateOS. Boards should go to the BuildingLink profile to see what ManageHOA covers before deciding to leave, then to the community engagement guide.
