NetVendor is a vendor management platform for property management companies, founded in 2009. It started with the job most operators hate, which is proving that every vendor on site has current insurance, licenses and paperwork, and it has grown into sourcing, contracts, competitive bidding and work execution: work orders, unit turns and inspections. The homepage counts more than 5 million units and a vendor ecosystem of more than 275,000. In November 2025 Five Arrows, the alternative assets arm of Rothschild & Co, took a majority stake, with Greenridge Growth Partners keeping a minority position. In the maintenance and vendor network guide it is the compliance-first platform, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.

Who it fits

The database tags institutional multifamily, student housing, affordable housing and commercial facilities, and the site adds senior living, military housing and self-storage. The names on the homepage, Greystar, Asset Living and NSA Storage among them, tell you the scale. The buyer is a large operator with many owners, many properties and a procurement or risk team that has to answer for every vendor who sets foot on site. When an owner’s insurer asks for proof that the roofer had coverage on the day of the fall, NetVendor is the system that is supposed to have the answer.

It does not fit a 200-door single-family manager whose problem is getting a plumber to call back. NetVendor manages a vendor bench and its paperwork. It is not an outsourced desk, and it does not answer the resident’s call at 2 a.m.

Pricing

Pricing is not published, and the site has no pricing page; it is a custom quote. The first question is who pays. Ask whether vendors pay to join or stay compliant, how much, and whether that cost shows up in their bids to you. Ask how the operator’s fee is set: per property, per unit, or per module. Ask which of sourcing, contracts, bidding and work management are in the base price and which are add-ons. Ask whether the Five Arrows investment has changed pricing or contract terms for existing customers.

Integrations

NetVendor lists seven PMS integrations in the database: Yardi, RealPage, Entrata, AppFolio, MRI, ResMan and Rent Manager. Its integrations page also shows Sage Intacct, the accounting system, and Fortress OS. That breadth fits a buyer whose portfolio runs on more than one PMS, which is common after acquisitions or with third-party managers working for several owners.

Each of those PMS platforms has its own vendor records and payables, so ask exactly what syncs. Does the vendor’s compliance status flow into the PMS and block a payment to a non-compliant vendor, or does it only show in NetVendor? Do work orders created in NetVendor post back to the PMS, or the other way? Ask to see one vendor go from onboarding to approved to paid inside your own PMS.

Limitations and questions to ask

Vendor adoption comes first. A compliance platform only works if vendors upload their documents, and small local vendors push back on another portal. Ask what the onboarding completion rate looks like for an operator your size, and what NetVendor’s team does to chase documents. The site says expert verified, so ask who verifies a certificate of insurance and how fast.

Ask how expiring documents are handled, whether the vendor and the site both get warned, and whether the system can stop a dispatch.

On work management, ask how it compares with the maintenance module your PMS already has. If you run work orders in the PMS, decide whether NetVendor’s work management is a replacement or a duplicate.

On bidding, ask how bids are compared and whether owners can see them.

Alternatives

The maintenance and vendor network vendor list lays out every vendor with the same facts. The closest match is VendorPM, which also combines credentialing, sourcing, bidding and contracts. Lessen runs a managed vendor network for large owners, and HappyCo covers inspections and turns. The field compared against Property Meld puts the rest side by side.
