Lessen is an enterprise managed vendor network for maintenance, turns, and renovations. It acquired SMS Assist in 2023, so a buyer searching will meet SMS Assist, Lessen360, and Lessen One as names for parts of the same company. Most vendors in the maintenance and vendor network category coordinate the vendors a manager already has. Lessen brings the vendors and runs the work, which makes it the institutional version of the model Lula sells to 200-door managers. Our research notes put the network at 30,000 or more pros across 40 or more markets.

Who it fits

Lessen tags institutional multifamily and single-family rental, and the research is specific that it means institutional SFR, the portfolio operator with thousands of scattered homes across markets, and not the local manager with 300. The comparison operators make is Lessen against an in-house maintenance team, and the forum question that frames it is whether to bring on a first in-house tech at 150 doors or stay third-party at 2,000. Lessen is the case for staying third-party at scale. The buyer is a head office that wants one vendor, one invoice format, and a bench in every market it owns in, with turns and renovations quoted the same way in Phoenix and Atlanta.

It does not fit a manager who has a good bench and only needs the coordination tightened. That buyer should read Property Meld or Vendoroo. It also does not fit a manager whose portfolio sits in one metro, where Lula’s per-job model does the same thing without an enterprise contract.

Pricing

Pricing is not published in our database. Ask how Lessen earns: a per-job margin, a management fee, or both, and whether the margin is visible on the invoice an owner sees. Ask what the minimum volume is by market, how a turn is quoted against a work order, and how a renovation is scoped and approved. Then run the in-house comparison honestly. A fully loaded technician with a truck, tools, and after-hours coverage has a cost per door, and that number decides whether a managed network is cheaper for you.

Integrations

The database lists one PMS integration with a verified source: Yardi, announced in January 2025, which our research notes record as Yardi Voyager. An operator on RealPage, Entrata, or MRI should ask what the workflow is, whether a portal, a file exchange, or someone rekeying work orders, and how invoices reach the ledger. Yardi’s own maintenance module is the built-in alternative, and the question is what Lessen adds above it once the vendor bench is Lessen’s. Limitations and questions to ask

Coverage is the first question. Forty markets is not every market, and a network that is deep in one city can be thin in the exurb where a third of your homes sit. Ask for the count of active pros by trade within a set drive time of each cluster of properties, and for the after-hours response commitment in writing.

Quality control is the second. No-shows and overpriced invoices are the reasons operators leave their own vendors, and a managed network only helps if it polices them. Ask who holds vendor COI and W-9 records, how expiry is tracked, how a no-show is handled, and how a disputed invoice is resolved. Ask whether you can keep your own vendors for specific trades or markets, and how a not-to-exceed limit is enforced on a job Lessen’s pro is doing.

Turn speed is the third. Ask for days-to-ready by market for the last year, since turns are where a scattered SFR portfolio bleeds rent. And ask for the contract term, the minimum volume commitment, and the exit terms before the pilot starts.
