VendorPM is a vendor management platform for property management firms, founded in 2020 and based in Toronto. It does three things: vendor credentialing and compliance tracking, sourcing and e-bidding with a marketplace of pre-vetted vendors, and contract management with a central repository and renewal tracking. The homepage counts more than 100,000 vendors, 150 property management firms and 15,000 buildings, and the company raised a $20 million Series A in 2022. It began in Canada and, by its own timeline, expanded into the U.S. in 2022 starting with Chicago; one customer quote on the homepage describes rolling it out in Canada first and now piloting it in U.S. markets. In the maintenance and vendor network guide it sits with the procurement and compliance platforms rather than the dispatch tools, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The database tags HOA communities, on the strength of a published case study with Associa in Alberta, which manages more than 830 condominium buildings and ran 262 bids through the platform. The rest of the evidence on the site points at large commercial and mixed portfolios: testimonials from Colliers and Avison Young, and a 2022 BOMA Toronto Pinnacle Award in innovation. The buyer is a firm with a procurement problem, one that needs three comparable quotes for a roof or a parking lot and proof that every contractor is insured, licensed and has signed the right paperwork.
It is not a maintenance coordination tool. VendorPM does not take the resident’s call or dispatch a technician to a leaking sink. A single-family manager drowning in work orders should look elsewhere in this category.
Pricing
Pricing for property managers is not published. The pricing page says it fits portfolios from a single property to a national one and asks you to get in touch. The vendor side is clearer: service vendors can create a free account, and paid Growth plans are offered to vendors in Ontario and Alberta only.
That split matters to you as the buyer. Ask whether vendors pay anything to be verified and whether verification is required to bid on your work. A fee on the vendor side can shrink your bidder pool or show up in the bids. Then ask how your own fee is set, per building, per user or per module, and whether credentialing, e-bidding and contracts are sold separately. Ask for the U.S. price list if you are in the U.S., since the product started in Canada.
Integrations
The database lists one PMS integration: Yardi. The credentialing page says VendorPM syncs vendor information with industry-standard tools like Yardi, and the site lists ERP integration as a feature without naming other systems. A blog post announces a partnership with Visitt, a property operations platform. If you run MRI, RealPage or another PMS, ask directly whether an integration exists today or whether it is a file export. On Yardi, ask what syncs: does a vendor’s compliance status flow into the Yardi vendor record and stop a payment, or does it only live in VendorPM? Ask whether awarded bids create purchase orders in the PMS.
Limitations and questions to ask
Ask how the marketplace works in your market. A vendor count of 100,000 across North America means a lot in Toronto and less in a smaller U.S. city if the vendors there have not joined. The site also says open bid requests for vendors are currently available only in Ontario and Alberta, so ask how bidding works outside those provinces. Ask how many verified vendors in your trades and your metro are on the platform today.
Ask who does the verification. The site describes AI combined with human support. Ask how a certificate of insurance is checked, how fast, and what happens when it expires mid-job.
Ask about the contract module. Does it track renewal dates and escalations, and can it alert the site manager before a contract auto-renews?
Ask about the case study numbers. The Associa page reports compliance and savings figures; ask how they were measured and whether a U.S. customer can show similar results.
Alternatives
The maintenance and vendor network vendor list sets out each vendor’s facts. The closest match is NetVendor, which also combines credentialing, sourcing, bidding and contracts and names seven PMS integrations. Lessen sells a managed vendor network to large owners. A firm that wants dispatch rather than procurement should read the Property Meld profile. The rest of the field is on the Property Meld alternatives roundup.

Is this your company?
VendorPM has not published its pricing on any page we could verify, so this profile turns those into questions for the buyer. If you work at VendorPM, claim the profile and add them. Your answers appear as a labeled vendor-supplied section with your verification date; the sourced facts and the Index numbers stay as measured.
