Online Parking Permits sells resident and guest permits, enforcement and lot control to apartment communities, and the property pays nothing for it. Its database record claims over 140,000 permits issued each month across 700 or more communities and 140 management companies, with Greystar, UDR and Asset Living among them. It is the largest of the resident-paid permit vendors by its own count, and the clearest example in the parking management guide of the model where the resident and the guest fund the parking program.

Who it fits

The database tags institutional multifamily. The buyer is an operator with a scarce lot, a leasing office tired of the parking question, and no budget line for parking software. The homepage asks whether parking is a problem at your property and offers to get control of the lot, and the pitch to the asset manager is an average $270,000 increase in asset value at a 5% cap rate. That figure is the vendor’s, and it implies about $13,500 a year in permit income, which only lands if residents accept a permit fee that the lease allows.

It fits less well at a property where parking is bundled into rent and the owner does not want a new resident charge, or where the operator needs the parking record to sync with the rent roll. Online Parking Permits names no property management system.

Pricing

The model is permit-based. Residents and guests buy permits, the vendor markets the program as zero capital expense and ancillary revenue for the property, and the figures are not published. Ask what a resident permit costs, what a guest permit costs, what share of each the property keeps, when it is remitted, and whether there is any property-side fee for enforcement or lot control. Ask what the resident sees on the charge and whether it appears on the rent ledger or on the vendor’s receipt. Then read your lease addendum, because a mandatory permit fee is a rent increase by another name and your state may treat it as one.

Integrations

The database record carries no integrations, and the site names no property management system. The resident list lives in the vendor’s system, which means a move-in and a move-out are steps someone at the property performs twice, the problem Reliant Parking describes on its Entrata page. Ask how residents are loaded, whether a CSV export from your PMS is accepted on a schedule, and what happens to a former resident’s permit when nobody removes it. Rentable items in Yardi, Entrata or RealPage can bill for an assigned space without any of this; they cannot sell a guest permit at 9 p.m. on a Friday, which is the job this product does.

Limitations and questions to ask

Enforcement is the first question. Lot control and enforcement are on the feature list, and the category rule holds here too, since someone has to drive the lot. Ask who patrols, whether Online Parking Permits contracts the patrol company or you do, what the patrol app shows, and what the audit trail looks like when a resident disputes a warning or a tow.

Resident relations are the second. A resident who paid rent last year and pays a permit fee this year will ask why. Ask how other communities in your market introduced the fee, what the vendor’s materials say to residents, and what the refund and dispute process is for a permit bought in error.

Guest parking is the third. Ask what limits the system enforces per unit, whether a resident can buy a guest permit without calling the office, and how repeat guests are handled.

Alternatives
