Most apartment operators know Community Boss by its parking product, Parking Boss, and most of the ones searching for alternatives describe it that way. The record in our database describes parking and amenity software for apartments and HOAs: guest parking, enforcement, wayfinding, amenity bookings and pool passes, with a claim of more than 1,450 communities and 420,000 doors. The operators who keep looking tend to have one of four reasons. They want the property to stop paying for parking software, they run a PMS that Parking Boss does not name, they want parking to earn money, or they are already on another vendor and want a fair comparison before renewal. This page covers those reasons, the other vendors in our parking management category, and how to cut them to a two-vendor demo.
Why buyers look past Parking Boss
Credit first. Parking Boss publishes a starting price, a subscription from $195 a month based on unit count, which many vendors in this category still do not. Its site describes an implementation of about 30 days, and it covers HOAs and student housing as well as conventional apartments. A buyer can learn more about Parking Boss before a sales call than about most of the alternatives below.
The first objection is who pays. Parking Boss charges the property, with permit fees that can replace or supplement the monthly bill. A second group of vendors charges the property nothing and earns from resident permits, guest fees or per-transaction charges. On the operating budget that looks better. On the lease it needs a harder look, because a mandatory resident parking fee has to be allowed by your addendum and your state.
The second is the PMS. Parking Boss’s integrations page names Entrata, RealPage and Yardi. An operator on Rent Manager, MRI or ResMan has a shorter list, and one of the buyer prompts we track asks for exactly that: a vendor with a resident app and a sync to the property management system. Another says Yardi’s rentable items are not enough to run parking. Ask any vendor to show a move-out closing the permit without a person touching it, because the former resident who keeps parking is the cost of a weak sync.
The third is revenue. Parking Boss sells paid parking, but several alternatives are built around turning empty spaces into income, with dynamic guest pricing, reserved-spot subscriptions or a marketplace for residents’ unused spots. If the asset manager is asking what parking earns, those vendors are the ones to price.
The fourth is scope. Community Boss bundles amenity booking with parking. That suits a property that wants one resident login for the pool and the lot, and it is more than a property needs if the only problem is outside cars in visitor spaces.
We could not verify Parking Boss’s contract term, how its enforcement partners are paid, or how it handles a disputed tow, and no operator forum was reachable for this category. Ask all three in the demo.
The alternatives, by what they are
The table above carries the facts from our vendor database. Here is how they sort.
Property-paid platforms with a PMS sync
Reliant Parking is the closest match in shape: physical and digital permits, a live availability map, LPR, tow and no-tow decisions and an offline enforcement app, with Entrata, Yardi, RealPage and MRI listed and $0 setup on a quote sized to the community. Parkade adds self-serve space assignments, paid guest parking with dynamic pricing, gate-access integration and 24/7 parking support, and it lists Rent Manager alongside Yardi, Entrata and RealPage. ApartmentPermits runs browser-based permits, guest limits, LPR that flags misreads before a tow, and enforcement invoicing for tow and boot partners, with Yardi and Entrata sync. Park Graph is QR-based payment and permits that syncs tenant permits from RealPage, Yardi, AppFolio, Buildium and Entrata, auto-revokes them at lease end and bills guest overstays; it publishes tiers from a free Starter plan with a 10% transaction fee to Pro at $499 a month and Enterprise from $2,499 a month. SmartRent sells parking as a sensor-and-decal module inside its smart-home and access stack, which fits an operator already running SmartRent.
Built to earn from empty spaces
Zark Parking handles short-term reservations, long-term spot rentals and resident-reported violations, with RealPage, Yardi, ResMan and Entrata listed. ParqEx pairs advance guest passes and an enforcement app with its own gate hardware and a marketplace for renting residents’ unused spots. It publishes its price structure: tiers by spot count, a setup fee of $250 to $1,000 per gate device, marketplace commissions of 4.5% internal and 20% public, a one-month trial and one- to two-year contracts.
Free to the property, paid by residents and guests
Online Parking Permits sells resident and guest permits and markets the program as zero capital expense. Parking Permits of America is free to managers and earns from visitor fees, paid resident parking, reserved spots and citation processing. Parkeaz is free to owners and charges drivers small processing fees on text-to-pay and QR parking, with no app to download. PatrolWorks uses the license plate as the permit, pairs it with LPR, and says residents typically pay a monthly fee. ParkM is a mobile app where residents buy permits around the clock, monitored by partner enforcement companies.
Permit and enforcement software
ParkingPass, SimplyPermits, Wayleadr and ParkStash each sell digital permits tied to the plate with LPR or real-time enforcement; Wayleadr adds paid guest parking and payments, and ParkStash adds access control. Park Entra needs no hardware and is also sold to security patrol companies. ParkStash publishes a Revenue Share plan with no monthly software fee, where the property keeps 80%, and a month-to-month Standard plan at $199 a month up to 500 spaces and $299 up to 1,000, and it lists Entrata. Park Entra publishes per-property plans by unit count, from $29 a month up to 50 units to $129 for 301 to 500, with no contracts. Wayleadr quotes custom and lists MRI. SimplyPermits offers revenue share, per-unit or hybrid pricing without published figures, and ParkingPass quotes custom; neither names a PMS.
A managed program
5280 Parking runs permits, enforcement, guest parking and resident support as a managed program in select metros, and sells its OpenParking software nationwide for operators who want to run it themselves.
How to shortlist
Pick the payment model first, property-paid or resident-paid, and clear it with whoever owns your lease addendum. Then filter by PMS using the table and the Entrata and Rent Manager integration pages. Then ask every finalist the same questions. How is a permit proven at the curb, and can a resident move it between cars? What guest rules can be set per unit: passes per month, hours per pass, a cap on repeat plates? When a resident disputes a tow, what record does the property hand over, and who approved the tow? Who patrols, what app do they carry, and does it work without a signal in the garage? Where the record says pricing is not published, ask for the per-unit rate, setup and hardware fees, any per-permit or per-violation charge, and the contract term in writing.
What the Index shows
The table at the foot of this page, How the Index sees these vendors, carries each vendor’s numbers from the current edition of the AI Shortlist Index for parking management. Our reading is that Parking Boss is the answer ChatGPT gives when a buyer asks to replace almost any other parking vendor, which makes it the name every vendor on this page is up against.
If Parking Boss stays in the running, its profile holds the sourced record. If the parking fight is also a pool-pass fight, the resident experience and amenities guide covers Community Boss’s other product line; if the real trouble is the garage gate, read the multifamily access control guide. The parking vendor list shows every vendor side by side. A parking vendor that wants to be in the answer next edition can read what we do for proptech companies on AI visibility.
