Parking Permits of America is a free-to-property permit platform. Its database description covers resident self-registration, visitor permits, LPR integration, SpotHaven reserved-parking subscriptions, paid resident parking, and audit and blacklist tools, with 3 million or more permits issued since 2015. Its homepage line is to turn parking into income at zero cost to the community, with no rent hike and no extra work for the office. Of the resident-paid vendors in the parking management guide, it publishes the most about how the money works.

Who it fits

The database tags institutional multifamily, and the site claims 26 or more major property operators. The buyer is an operator who wants a permit system and, optionally, a revenue line, without a software budget or a long implementation; the site says a property can go live in about a week. The 250-unit example on the homepage puts optional revenue at about $36,000 a year, which is the vendor’s figure and worth reverse-engineering in the demo: how many visitor permits, how many reserved spots, at what price, before it reaches that number.

It fits less well where the property needs the parking record inside the PMS, or where the owner does not want any resident charge. The free model is free because residents and guests pay.

Pricing

Free to property managers, with optional revenue from visitor parking fees, paid resident parking subscriptions, reserved-spot rentals through SpotHaven and citation processing. That is the published model; the prices residents pay are not. Ask what a visitor permit costs, what a SpotHaven subscription costs, what the property keeps of each, when it is remitted, and what citation processing means in dollars to the driver and to the property. Ask whether the free tier still applies if you turn every optional revenue feature off, because the vendor’s economics depend on some of them being on.

Integrations

The database record lists no property management system. The partners named on the site are Apartment Software of America, TowSmart Systems and Patriot LPR, which are a parking-software company, a towing back-office tool and a plate-recognition camera maker. None of them is a PMS, so residents are loaded into the vendor’s system and removed from it by someone at the property. Ask whether a scheduled import from Yardi, Entrata or RealPage is supported and how a move-out closes a permit. Rentable items in your PMS can bill an assigned space on their own; they do not sell a visitor permit or run a blacklist.

Limitations and questions to ask

Enforcement is the first question. The site describes LPR integration and audit and blacklist tools, and it names TowSmart as a partner, which suggests the tow company works from the vendor’s data. Ask who patrols, whether Parking Permits of America contracts the patrol and tow companies or you do, and what the record shows when a resident contests a citation. Ask what the blacklist is, who adds a plate to it, and how a plate gets off it.

The resident charge is the second. A paid resident parking subscription is a fee on top of rent. Ask what the lease addendum needs to say, whether the fee can be mandatory in your state, and how the vendor’s own materials explain the charge to residents.

Reserved parking is the third. SpotHaven sells a subscription to a specific spot, which creates the assigned-parking dispute that Reliant Parking’s article describes, a resident finding another car in a paid space. Ask what happens then, and who answers the call at night.

Online Parking Permits runs the same resident-paid model at a claimed 700 or more communities and 140,000 permits a month, with Greystar, UDR and Asset Living as clients. PatrolWorks is free to the property as well, makes the license plate the permit, and sells its enforcement app to partner patrol companies.
