PatrolWorks: Features, Pricing, Integrations & AI Visibility

PatrolWorks, in full PatrolWorks Parking Solutions, is digital permitting that uses the license plate as the permit, paired with license-plate recognition enforcement and the PWMobile enforcement app. It sells to multifamily, HOAs and universities and runs with partner patrol companies. The pitch on its multifamily page is the removal of the headaches, costs and administrative burden of stickers, and the model, in the vendor’s words, is that residents typically pay a monthly fee for parking permissions, like a pet fee, at no cost to the property owner or management company. In the parking management guide it is the vendor most explicitly built for the patrol company rather than the leasing office.

Who it fits

The database tags institutional multifamily, HOA communities and student housing, and the site adds universities and pay-to-park lots. The buyer is a community that already has a patrol company, or is about to hire one, and wants to stop issuing hangtags. The HOA is a natural fit. A board with a tow policy, a patrol contract and a sticker problem gets a plate list and an app for the patrol without a software bill. A student property where cars change every August is the other case.

It fits less well where the operator wants parking synced with the PMS, wants to sell spaces, or wants the enforcement decision to run through a manager’s approval. PatrolWorks names no property management system and no marketplace.

Pricing

No cost to the property owner or management company. Residents typically pay a monthly parking fee; the figures are not published. Ask what the resident fee is, whether PatrolWorks sets it or the property does, what share the property keeps, and whether the patrol partner pays for PWMobile or is paid from the resident fees. Ask whether the fee can be waived for a property that wants the plate list without charging residents, and what the vendor charges in that case. Then take the pet-fee comparison to your attorney, since a monthly parking permission fee is a resident charge the lease addendum and your state have to allow.

Integrations

The database record carries no integrations, and the site names no property management system. The plate list lives in PatrolWorks, so a move-in and a move-out are steps performed at the property in a second system, the double entry Reliant Parking’s Entrata page describes. Ask how residents register, whether a plate expires with the lease or has to be removed by hand, and whether a scheduled import from Yardi, Entrata or RealPage is possible. Rentable items in the PMS can bill an assigned space; they do not tell a patrol car at midnight which plates belong.

Limitations and questions to ask

The patrol partner is the product. Ask which patrol companies in your market already carry PWMobile, whether you can bring your own, what the patrol is paid and by whom, and how often the lot is checked. Ask what the app records at each read, because the audit trail is what a resident dispute over a tow turns on.

LPR accuracy is the second question. A plate is the permit, so a misread plate is a wrongly towed car. Ask what the app does with a partial or ambiguous read, whether a human confirms before a tow, and how state and plate style are handled. ApartmentPermits flags read errors before a tow as a named feature; ask PatrolWorks for the equivalent.

Towing law is the third. Ask what signage and notice its customers use in your state, and confirm it with counsel, because the software vendor does not carry that liability.

Alternatives

Parkeaz is free to the property as well and sells the guest side, text-to-pay parking with no app and a plate-lookup enforcement app. ApartmentPermits is the closest permit-and-enforcement product with a PMS sync, listing Yardi and Entrata and routing violations through a manager’s approval before a tow.
