Parkeaz is web-based parking permits and guest registration with paid parking by text-to-pay and QR code, and no app for the driver to install. Its database description adds lease-linked resident permits and a plate-lookup enforcement app, and names Gables, Camden and RPM Living as clients; its site also shows Lincoln Property Company, FirstService Residential, MAAC and Rangewater. The tagline is Park. Text. Go. Among the resident-paid vendors in the parking management guide, it is the one built around the guest who arrives at 8 p.m. with a phone and no patience for an app store.

Who it fits

The database tags institutional multifamily and commercial facilities, and Parkeaz’s own site lists mixed-use, retail, office and parking operators alongside apartments. The buyer is a community where guests pay to park, where the property wants the resident permit tied to the lease term so it expires on its own, and where mixed-use neighbors create the problem Parkeaz names on its apartments page, residents parking in the retail lot. The same page names unauthorized occupants and short-term rentals as things the vehicle data surfaces.

It fits less well where the property wants parking synced with the rent roll or wants to sell reserved spots by subscription. Parkeaz names no property management system, and its revenue model is the guest transaction rather than the resident subscription.

Pricing

Free to property owners and managers; drivers pay small processing fees on text-to-park and QR payments. The fee is not published. Ask what the driver pays per transaction, what the property sets as the parking rate, what share of the rate the property keeps and when it is remitted, and whether the resident permit carries any charge. Ask whether the enforcement app is licensed to the property or to a patrol partner and whether that carries a fee. Since the model earns on guest transactions, ask what the vendor expects a property with no paid guest parking to pay, if anything.

Integrations

The database names no property management system. The lease-linked resident permit is the feature that stands in for a sync. The permit expires with the lease term instead of being deactivated by hand, which addresses part of the move-out problem Reliant Parking describes, though a mid-lease transfer or an early termination still needs a person. Ask how residents are loaded, whether a scheduled import from Yardi, Entrata or RealPage is possible, and how a renewal extends the permit. Rentable items in your PMS can bill the assigned space; Parkeaz sells the guest transaction those modules never see.

Limitations and questions to ask

Enforcement is the first question. Parkeaz supplies a plate-lookup app; someone else drives the lot. Ask which patrol and towing partners it works with in your market, whether the lookup works offline in a garage, and what the record shows when a guest disputes a charge or a resident disputes a tow.

Guest limits are the second. The site describes guest registration with hour and pass limits. Ask what the limits are per unit, whether repeat plates can be capped, and whether a resident can register a guest from a phone without the office.

Payment is the third. Text-to-pay puts a card transaction between the guest and the gate. Ask who the payment processor is, what the refund process is for a guest charged twice, and what happens to a guest whose text does not go through in a garage with no signal.
