Pest Share is an on-demand pest control program sold as a component of a resident benefits package. The record tags it for single-family rental and small multifamily, carries no confirmed PMS integration, and is sourced to Pest Share’s own site; the research notes, from the same source, record a $5 a month price as a package component and list Rent Manager plus other, unnamed systems as integrations. This profile covers what the record says, who it fits, what to ask, and where it stands in the resident benefits platforms category.

Who it fits

Pest Share fits the SFR or small multifamily manager assembling a package who wants pest as a line in it. Pest is one of the components in Second Nature’s managed bundle, and a manager building their own, on Beagle’s kit or from scratch, has to source it from somewhere. Pest Share is that somewhere. It also fits the manager who wants pest as a standalone resident benefit with no package around it, if the pricing and the billing mechanics work at their door count.

The on-demand shape matters. A program the resident calls when there is a problem is a different product from a scheduled treatment contract with a local exterminator, and the demo questions are different too. It fits less well for the multifamily operator with a building-wide pest contract already in place, and for the manager who wants a managed package with pest already inside it, which is Second Nature. A manager who wants opt-in benefits rather than a mandatory line should read Latchel first and then ask Pest Share whether its component can be sold that way.

Pricing

The research notes put the component at $5 a month, from Pest Share’s own site, and the record does not carry a pricing model, so treat the figure as the start of the conversation and confirm it. Ask whether $5 is the manager’s cost or the resident’s price, whether the manager sets a markup, and whether there is a minimum door count or a term. Ask what a service call costs beyond the subscription, if anything, and how many calls a resident can make. A manager in the BiggerPockets thread on packages reported about $9 profit per unit per month across the whole bundle at 400 doors and said it was not worth it at 50; a $5 component has to fit inside that arithmetic.

Integrations

The record carries no confirmed PMS integration. The research notes list Rent Manager and others, unnamed, from Pest Share’s site. Ask for the list by name. For each system, ask whether the resident charge posts to the ledger from Pest Share or whether your staff enters it, and ask whether the charge can bill to the tenant without touching the owner’s ledger, which is the question managers on Buildium and Rentec keep raising. For an SFR manager the systems that matter are AppFolio, Buildium and Rent Manager, and the integration pages list which vendors in this category have confirmed connections to each.

Limitations and questions to ask

Ask who performs the treatment, whether Pest Share has its own technicians or dispatches to local exterminators, and how coverage works in the metros where your houses are. Ask which pests are covered and which are excluded, since bed bugs and termites are usually the expensive ones. Ask how a resident requests service, how fast a technician arrives, and what the resident pays at the door. Ask what the manager sees, by property, on requests and completions. Ask how the program handles a pest problem the lease assigns to the owner rather than the resident, because a benefit the resident pays for should not be covering the owner’s obligation. And ask how the component is described on the lease and the statement, for the same fee-disclosure reasons that apply to everything else in this category.

Alternatives

The alternatives to Second Nature page lists Pest Share among the components a manager can assemble instead of buying the managed bundle. For the bundle with pest inside it, the alternative is Second Nature, linked above. For the kit to put the component in, it is Beagle. For the other single-service component in the category, filter delivery, it is FilterTime.

AI visibility

The 2026-09 edition of the AI Shortlist Index has no runs for resident benefits platforms, so Pest Share’s Index row shows no mention rate or position yet; the first run will record whether ChatGPT, Perplexity, Gemini and Google AI Overviews name it when a manager asks what to put in a package or who sells a pest program. The category guide explains the prompt types and how position is scored. Pest Share and the vendors competing for that answer can read what AI visibility means for a proptech company.
