The company started as FilterEasy and still answers to “2nd Nature” and “RBP by Second Nature” in forum threads. Who it fits

The record tags Second Nature for SFR and small multifamily, which matches where its name comes up. It is the vendor a manager with 200 to 2,000 scattered houses hears about at an association meeting, because the package is built around the two compliance problems that portfolio has: HVAC filters residents do not change, and renters insurance residents let lapse. Is the master policy a renters insurance policy in the resident’s name or a liability-only policy held by the manager, and how is it labeled on the lease and the resident’s statement. A March 2026 class action in D.C. over a package master policy labeled as renter’s insurance turns on exactly that labeling, so get the answer in the contract language. Is the credit reporting positive-only or full-spectrum, and can a resident decline it. Who supplies the rewards component; Piñata sells its rewards as a component inside other vendors’ packages, so ask whether that is the case here. How does billing post in AppFolio without touching the owner ledger. What happens to the resident price and the manager’s share if residents opt out in a state that now requires the option.
