Latchel is outsourced 24/7 maintenance coordination. A team backed by AI triage, which the company brands as its AI Front Office, answers the resident, decides whether the request is an emergency, and dispatches to the property manager’s own vendors. It also sells an opt-in resident benefits package, which puts it in two of our categories: the maintenance and vendor network guide covers the coordination service, and the resident benefits platforms guide covers the package. This profile is mostly about the first.
Who it fits
Latchel tags single-family rental and small multifamily in our database. Our research notes put its core customer at roughly 500 to 1,500 SFR doors, with some multifamily, and its own site reports 112,000 doors under coordination. The buyer is a manager who does not want a coordinator on payroll and does not want the after-hours phone, and who has a vendor bench for Latchel to dispatch to.
It also fits institutional multifamily indirectly. Latchel is the exclusive after-hours partner for Leonardo247, so an operator on that platform can route residents’ after-hours calls to Latchel’s desk without buying Latchel separately.
It does not fit a manager whose vendors are the problem. Managers in the threads describe Latchel struggling to find contractors in their area and one reports waiting nearly ten days for a plumber. Latchel coordinates; it does not supply. That buyer should read Lula.
Pricing
Pricing is not published. Prospects are sent to a demo call, and one ChatGPT answer in our Index said as much when it compared Latchel to Property Meld. Ask for the per-door figure, the minimum, whether after-hours coverage is priced separately from daytime coordination, and whether the resident benefits package is required or offsets the fee. Ask whether the contract is month-to-month or annual.
Integrations
The database lists Yardi, AppFolio, Buildium, Rent Manager, Rentvine, and Propertyware, sourced from the Rent Manager marketplace listing. Our research notes add lighter connections to Aptly, LeadSimple, Entrata, RealPage, and MRI. One manager in the threads reports that Buildium does not integrate with Latchel, which contradicts the listing unless the integration is shallow. Ask to see a work order and its invoice move through your own Buildium or AppFolio account during the demo. Limitations and questions to ask
Ask who talks to the resident after dispatch and who chases the no-show. The complaints in the research are rarely about the intake call and usually about the days after it. Ask what the triage script treats as an emergency and whether you can change it, because a false emergency at midnight costs an after-hours rate for nothing. Ask how invoices are reviewed against the not-to-exceed figure and how owner approvals are routed. Ask who tracks vendor COI and W-9 expiry.
On the resident benefits side, ask what is in the package, what the resident pays, and how the fee bills so it never touches the owner ledger.
