Who it fits

Limitations and questions to ask

The first question is what the program does about the resident who never buys. A portal offer produces some policies; it does not by itself produce a compliant building. Ask whether ResidentShield reports non-buyers, whether Yardi tracks a third-party policy a resident uploads instead, and whether either cancels are flagged in month seven. If those are gaps, the fix is a compliance layer on top, and the vendors list shows which ones name Yardi Voyager.

The second is the policy itself. Ask for a sample declarations page and read the contents limit, the liability limit and the deductible, and confirm it is an HO-4 in the resident’s name rather than a liability-only product. The third is the rewards tie-in: ask what earning RentCafe Rewards points on an insurance purchase costs the property, if anything. Then ask which states the policy is offered in and who the licensed producer is, in writing.
