Salto: Features, Pricing, Integrations & AI Visibility

Salto sells enterprise electronic locks with its own access software into multifamily and student housing. Salto KS and Homelok are the other names it carries in our database. In our multifamily access control guide it sits with dormakaba and Zentra as a lock maker with a platform rather than a platform that buys locks. Who it fits and who it does not

Salto lists student housing and institutional multifamily; the research notes say student and high-rise. The buyer is a university-adjacent operator with 1,200 beds turning over every August who needs every credential reissued in a week, or a high-rise owner with hundreds of doors who wants lock hardware specified at construction. The student housing page is written for that buyer.

It does not list small multifamily, single-family rental, or commercial facilities. An owner rehabbing a six-unit is not the buyer. An operator who wants the lobby intercom, the gate, and the unit lock from one vendor is looking at a platform, and Salto’s answer to the lobby is a partner.

Pricing

Pricing is not published. Ask for the per-door lock figure by model, the per-unit or per-door software figure, and the minimum. Ask whether the software is licensed per site or per portfolio. Ask whether the contract is month-to-month or annual and whether the locks keep working on their last schedule if you drop the software.

Integrations

The database records no PMS integrations for Salto, and the research notes record no published PMS list. It does integrate with ButterflyMX, per the research notes, which covers the lobby intercom. So the question for Salto is which system provisions the resident. Ask whether the lease dates reach Salto from ButterflyMX, from the PMS, or from the site team typing them in, and whether that is real time or scheduled. Yardi, RealPage, Entrata, AppFolio, Rent Manager, ResMan, Buildium, and MRI are all questions to ask with a reference at your PMS. Limitations and questions to ask

Ask about turn. Student housing is the segment, so ask how 1,200 credentials get reissued in the week before move-in, how many staff hours that takes, and what the process looks like when a resident loses a card in October. Ask what a replacement card or fob costs and whether a lost one can be killed from the office.

Ask how a resident without a smartphone gets in. A card answers it, but confirm what the lock does when the reader fails. Washington’s ESSB 5937 requires a non-app key on request from January 2027. Ask about batteries, the top operational complaint in the category, and what still works during an outage. Ask who owns setup and support, Salto or an integrator, and whether the same integrator handles the ButterflyMX side.

Ask for a reference at a student property at your bed count and on your PMS. The multifamily references are the ones that tell you how the platform behaves in August, and a reference from another building type does not.

Alternatives

dormakaba is the closest like-for-like, with RFID and mobile locks, its own software, and the same student-housing listing. Zentra is Allegion’s software for Schlage locks. ButterflyMX is the partner at the lobby door. The ButterflyMX alternatives page places Salto among the full category.
