SimplyPermits is a cloud-based digital parking permit platform. Residents, employees and guests buy and manage permits in a browser at any hour, with no app to download and no hang tag. Each permit is tied to a license plate, enforcement checks plates with a free mobile app that now reads plates automatically (ALPR), and managers watch permit activity and run reports across one or more properties from one login. SimplyPermits configures the permit types for you: visitor, open lot, covered or garage, with limits by unit. It also sells a white-label version to parking enforcement companies. In the parking management guide it is a permit-first vendor that leaves the choice of enforcer to the property.
Who it fits
The database tags institutional multifamily, HOA communities, student housing and commercial facilities, and the site has pages for multifamily, condo and HOA, university and student housing, and commercial and healthcare parking. Its multifamily page shows logos for Greystar, Pinnacle, Bridge Property Management, Mill Creek Residential and Bell Partners under “Trusted by Industry Leaders.” The buyer is a community that wants paper permits gone and an exact record of who is parked where, and that already has an enforcement company or in-house staff to do the checking. The browser-only resident flow suits a property with many guests who will never install an app.
It fits less well where the operator wants the parking program to sync with the rent roll automatically, or wants the vendor to supply patrols.
Pricing
Pricing is not published. The site describes three options: a revenue share with no out-of-pocket cost to the property, a price per unit, and a hybrid of the two, with no long-term contracts. Ask what the revenue share split is and what residents and guests pay per permit under it, since that is where the money comes from. Ask the per-unit price at your door count and what it includes. Ask whether the ALPR app is free for a third-party enforcement company or only for your staff. Ask for the hybrid terms in writing if that is what the sales call lands on.
Integrations
The record names no PMS. The multifamily page shows a RealPage logo, but it sits under “Certified Vendor and Proud Member of,” next to Compliance Depot, NetVendor, OpsTechnology, Paymode-X and two apartment associations, which reads as vendor credentialing and memberships rather than a software integration. Do not treat it as a RealPage sync. Ask how residents are loaded, how move-outs are removed, and whether any connection to Yardi, RealPage, Entrata or another PMS exists. If the answer is a manual list, ask who maintains it and how often.
Limitations and questions to ask
Start with enforcement. SimplyPermits works with your staff or a third-party enforcer of your choice, and its app emails the property when a note or violation is logged. Ask what the enforcer sees, how violations are documented for a tow, and how a resident disputes one. If your enforcement company already runs its own software, ask whether it will use SimplyPermits’ app or keep two lists.
Then ask about setup. The site says the configuration is hands-off for the property. Ask how long it takes, what you have to supply, and who changes permit rules mid-lease when the board or owner changes policy.
Then ask about revenue. Ask when parking revenue is paid out, what reports show it by permit type, and how it reaches your accounting.
Alternatives
The parking vendor list puts the category on the same facts. Apartment Permits offers browser-based virtual permits too, but with Yardi and Entrata sync and LPR error flagging. Online Parking Permits sells resident-paid permits with Greystar among its named clients. ParkingPass pairs plate-based permits with LPR patrol tools and a Stripe gateway. Every parking vendor compared in one table covers the rest.
