Sure is an insurance technology company that builds and runs insurance programs for carriers, brands and MGAs, and property management is one of the industries it sells into. Its property management program has three layers. A renters policy quote appears in the resident’s lease flow, sized to the property’s minimums, and binds with proof of coverage on file. Verify AI checks coverage for residents who bring their own carrier and flags a unit the day a policy cancels. When a unit falls out of compliance, tenant legal liability coverage is placed on it under one portfolio-wide policy, and the premium lands on the resident’s rent ledger. Pet and jewelry endorsements sit on top. In the renters insurance programs guide Sure belongs with the monitor-and-backstop programs, though its main business is building insurance programs for other companies to sell.
Who it fits
Our database carries no segment tags for Sure, because its property management pages describe portfolios and units without naming a housing type. The program suits a manager who wants a resident policy, verification and a liability backstop from one provider, on a PMS Sure already connects to. Its tenant legal liability page says higher limits of $200,000 and $300,000 are available to portfolios of 300 or more units, which points at mid-size and larger operators. A proptech platform that wants to embed renters insurance in its own product is the other buyer, since the page describes the program as something Sure hands to a distribution partner.
It fits less well for a manager who has a renters insurance vendor and only needs tracking. Verify AI is the tracking product, so ask whether it can be bought without the insurance.
Pricing
Sure’s tenant legal liability page says landlords pay a flat monthly fee per enrolled unit with no setup costs, and that coverages, rates and limits vary by state. The rate is not published. The property management page says billing is per unit and only when a unit is enrolled, units can be added or removed mid-term without a new quote, and the premium goes onto the resident’s ledger. So ask what the per-unit fee is in each of your states, whether the property can charge the resident more than the premium, and who carries the cost when a resident does not pay the ledger charge. Ask what residents pay for the renters policy at your minimum, and what the endorsements cost.
Integrations
Sure lists AppFolio, Yardi, RealPage OneSite, Buildium and Rentec Direct among its PMS integrations, described as prebuilt connectors that need a handful of keys. Each of those systems has its own insurance screens, and RealPage and Yardi sell insurance programs of their own, so ask what Sure writes back. Ask whether a tenant legal liability charge posts to the resident ledger automatically, whether a Verify AI lapse shows on the resident record, and how move-outs end coverage. On Entrata, ResMan, Rent Manager or MRI, ask whether there is a connector or a file process.
Limitations and questions to ask
Tenant legal liability protects the landlord. The base policy covers $100,000 per occurrence for fire, water, smoke and explosion damage the tenant causes, with no deductible to the property. A tenant personal property endorsement exists, but the page says it is not available in Texas or New York, and the resident is not covered for belongings unless it is added. Ask how residents are told that, and ask for the notice wording. Ask how Verify AI handles a policy that is real but lists the wrong address or omits the property as an interested party. Ask who handles claims, which carrier writes the policy in your states, and what the program costs if you leave mid-term.
Alternatives
The vendor list for renters insurance programs shows every vendor with the same facts. GetCovered sells a similar monitor-and-backstop program inside a larger risk suite. LeaseTrack does tracking plus tenant legal liability and is built into Rent Manager. MSI is the managing general agent behind LeaseTrack and also embeds renters insurance in proptech apps. The comparison of renters insurance alternatives covers the rest.
