Utility Profit is a move-in utility setup service, and it is the one vendor in the utility management category that does not bill anyone. It syncs with the property management system, texts and emails a new tenant to activate water, power, internet and the rest on a portal branded to the manager, and tracks whether they did. When the tenant buys a paid service through the portal, the manager earns a referral share. The company is in Austin, Texas, and its homepage counts more than 1,000 property managers. Who it fits
The database tags single-family rental and small multifamily, and the integration list, AppFolio, Buildium, Rentvine, Rent Manager, Entrata and Propertyware, is the single-family PMS stack. The buyer is a manager whose tenants hold their own utility accounts, which describes most single-family homes and many small buildings. For that manager the utility problem is the gap between move-in and the day the tenant transfers service, when the property absorbs the bill and someone in the office chases it. Utility Profit’s homepage promises no chasing tenants and no extra work, and its FAQ answers whether account confirmations will be communicated to the manager, which is the question that matters operationally.
It does not fit a master-metered multifamily community, where the property pays the bill and needs to recover it from residents by RUBS or submeter. Nothing in the record does that.
Pricing
This is the one vendor in the category with a published model. The service is free to the property manager and to the tenant. The manager receives a payout per move-in where the renter buys a paid service, averaging about $50 according to the FAQ, paid quarterly. Ask what counts as a paid service, which providers pay a referral and which do not, and how a market with a single municipal water utility and one electric provider affects the average. Ask what the tenant sees in the portal and whether they are steered toward providers that pay. A free product that earns on referrals has an incentive, and the manager should know what it is before putting their brand on the portal.
Integrations
The record lists AppFolio, Buildium, Rentvine, Rent Manager, Entrata and Propertyware from the homepage. Rent Manager’s own marketplace files Utility Profit under business operations and maintenance rather than utilities, which is worth knowing when you search for it. Ask what the sync pulls from each system, which is presumably the new lease and the tenant’s contact details, and whether it writes anything back, such as a confirmation that service was activated. Ask what happens when the lease start date changes after the reminders have gone out. Limitations and questions to ask
The product is narrow by design, so the questions are about the edges. Ask what the manager sees when a tenant ignores every reminder and moves in without service, and whether that is reported as an exception. Ask how a tenant who already has accounts, a transfer from another property in the same utility territory, is handled. Ask what the portal collects from the tenant and how that data is stored and shared with providers, since the manager’s name is on it. Ask how the quarterly payout is reported and whether it is itemized by move-in. Ask whether the referral share is disclosed to the tenant. Ask what internet and other paid services are offered and whether the manager can remove providers from the list. For a small multifamily building with a master water meter, ask what the product does, because the answer is that it does not bill for it.
Alternatives
The utility management vendor list compares all ten vendors in the category with the same facts, and the other nine are billing, submetering or expense management products rather than concierge services. If your building is master-metered and on AppFolio, Livable sells RUBS and cost recovery with no unit minimums. If the problem is a resident who never transferred service on a multifamily property, Zego sells vacant unit cost recovery with penalty fees as part of its utility product.
