Property Meld is maintenance coordination software that dispatches work to the property manager’s own vendors and technicians. Managers call it Meld. It began as Cowboy Software, and in January 2025 it acquired Mezo, an AI triage product, which is how AI intake came into the platform. It is the vendor most property managers name first in this category, and the one the maintenance and vendor network guide treats as the reference point for everything else.

Who it fits

Property Meld tags three segments in our database: single-family rental, small multifamily, and institutional multifamily. In practice the research pattern is narrower. Managers under about 150 doors stay on their PMS’s native maintenance screen or add a call center. Managers between 150 and 500 evaluate Meld. Above that it scales, and its own site says it suits portfolios over 100 units. The buyer is a manager who already has vendors and technicians and whose coordinator is drowning in the phone, the text thread, and the invoice pile.

It does not fit a manager whose problem is vendor supply. Meld routes work to the bench you bring. If your market has no plumber, Meld dispatches to nobody faster. That buyer should read the Lula profile instead.

Pricing

Property Meld publishes its pricing, which is unusual here and worth saying plainly: $1.60 to $2.00 per unit per month, with a $160 monthly minimum. At 100 units the minimum is what you pay. At 300 units the bill is roughly $480 to $600 a month. That number sits on top of whatever the PMS costs, which is where the recurring forum question, whether a manager on AppFolio needs Meld at all when AppFolio’s maintenance workflow has no added fee, comes from.

Ask what the add-ons cost. Our research notes list MAX On-Call, Vendor Nexus, and Meld Ops as named add-ons; whether each is included at your tier or priced separately is a demo question. Ask also whether the contract is annual. Managers in the threads report being asked to sign for a year, and we have not verified current terms.

Integrations

The database lists six PMS integrations: AppFolio, Buildium, Rent Manager, Propertyware, Yardi, and Rentvine, with Rentvine added in December 2025 according to our research notes, plus zInspector for inspections. Each of those PMS platforms ships its own maintenance module, so the question is what Meld adds on top and how cleanly the two exchange data. Managers on AppFolio describe the integration as weak on invoices, with bills created by hand. Ask the vendor to open your PMS and walk one work order from resident request to paid vendor invoice before you accept any integration claim. Limitations and questions to ask

Vendor adoption is the quiet risk. Managers report that many vendors refuse to work inside the platform, which leaves the coordinator doing double entry. Ask what the vendor experience looks like without an account, how a vendor who only texts gets a work order, and what happens to the workflow when they ignore it.

Ask how the Mezo triage decides what is an emergency and whether you can edit the rules. Ask how not-to-exceed approvals reach an owner and how long a work order waits on them. Ask who tracks vendor COI and W-9 expiry. And ask for the exit terms in writing.
