VTS Activate Multifamily is the resident experience platform from VTS, the commercial real estate software company. It started as Rise Buildings, which VTS acquired in 2021, and in November 2023 VTS renamed it VTS Activate for Multifamily to bring its resident and tenant products under one brand. The product is one resident app and one staff dashboard covering mobile access to units, amenities and shared spaces, visitor invites, work orders and maintenance, rent payments, package management, amenity booking and payment, and a communications layer with configurable content, events, surveys and audience targeting. VTS names Habitat, Stonehenge and Lendlease as multifamily customers. In the community engagement apps guide it sits at the operations-heavy end, and the facts panel below is rendered from our vendor database with a source and verification date on each entry.
Who it fits
The database tags institutional multifamily. The page addresses property managers, leasing teams, marketing teams and residents, and talks about portfolios and branded apps, so the buyer is an owner or operator with enough buildings to want one branded resident app across them. The strongest fit is an owner that already uses VTS on the commercial side. A mixed portfolio of office and residential towers can run tenant experience and resident experience from the same company, and VTS’s own pitch leans on that convergence of work and home.
The other fit is a building with amenity spaces it wants to book and charge for, and a team that wants resident insights, what residents value and where the risks and opportunities sit, in the same place as the community programming.
It fits less well for a small operator who wants a community feed and events calendar on top of the PMS portal and nothing more. Activate is built to replace several systems, and its value depends on retiring them.
Pricing
Pricing is not published; the page routes buyers to a demo. Ask how it is priced, per unit, per building or per active resident, and which modules are included at the base price. Access, payments and package management each replace something you pay for now, so ask for the quote module by module and compare it with what you would retire. Ask whether rent payments carry resident fees, and who keeps the revenue from paid amenity bookings. Ask about implementation fees and the contract term.
Integrations
The database records no PMS integration for VTS Activate Multifamily, and VTS’s multifamily page names none. Its technology partners page does list Yardi and MRI, but those syncs carry asset, space and lease data into VTS Lease, the commercial leasing product, not resident data into Activate; ask VTS for its current multifamily list. The product promises a single system for access, work orders and payments, which only works if it connects to the PMS that holds the lease and the ledger. Ask which PMS it syncs residents and units from, how often, and in which direction work orders and payments flow. On access, the same partners page lists mobile credentials from Kastle, HID and Salto that unlock readers over Bluetooth inside the Activate app, and Kastle lists Rise among its own integration partners. Ask which lock, reader and intercom platforms Activate supports at residential properties today and whether your existing hardware is on the list.
Limitations and questions to ask
Adoption is the number to ask about first. A resident app that replaces the PMS portal has to be the one residents open, so ask for the share of residents active monthly at a property like yours, not the total user count. Ask how the app handles residents who never download it: how they pay rent, submit work orders and receive packages. Ask who moderates community posts and surveys. Ask what happened to Rise Buildings customers in the rename, and what the roadmap for the multifamily product looks like inside a company whose core is commercial leasing.
Alternatives
The community engagement apps vendor list compares every vendor in the category with the same sourced facts. Livly is the closest match, an all-in-one resident app and operations platform with five PMS integrations. ElevateOS targets Class A multifamily and mixed-use with a branded app, concierge and digital signage. Flamingo is the lighter option, a resident engagement app with published tiers. How the field compares against Livly covers the rest.
